WITNESSETH, that the party of the first part, in consideration of

paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and beingyRMW near the Village of Greenpoint, in the town of
Southold, Suffolk County, New York, bounded and described as follows:
BEGINNING at a point marked by a pipe set in the easterly side of
Sound Avenue, where the same is intersected by the northerly line of
land now or formerly of Gus Kohler and from said point of beginning
running northerly along the easterly side of Sound Avenue 50 feet;
thence easterly and parallel with the northerly line of the land of
Gus Kohler and at right angles to the easterly line of Sound Avenue a
distance of 141 feet more or less to land now or formerly of Lillian
H. Brown; thence southerly and along said last mentioned land 50 feet
to land now or formerly of Gus Kohler; thence westerly and along said
last mentioned land 141 . 28 feet to the point or place of beginning.
TOGETHER with all the right, title and interest of the party of the
first part in and to the Highway adjoining the above described parcel
to the west.
BEING both the premises conveyed to the Grantor by deed dated June
13, 1944, and recorded in the office of the Clerk of the County of
Suffolk in Liber No. 2393 of deeds at page 289, on September 30,
1944; and the premises conveyed to the Grantor by deed dated April
vist 100 29, 1967 recorded in the Suffolk County Clerk' s Office in Liber No.
es 33 6249 of deeds at page 229, on November 2, 1967.

AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby

AND the party of the first part, in compliance with Section 13 of the Lien Law,covenants that the party of the first
part will receive the consideration for this conveyance and will hold the right to receive such consideration as a
trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to
the payment of the cost of the improvement before using any part of the total of the same for any other purpose.
The word "party"shall be construed as if it read "parties"whenever the sense of this indenture so requires.
