WITNESSETH, that the Grantor, in consideration of Ten Dollars and
other valuable consideration paid by the Grantee, does hereby grant
and release unto the Grantee, the heirs or successors and assigns
of the Grantee forever,
ALL that certain plot, piece or parcel of land, with the
buildings and improvements thereon erected, situate, lying and
being in Greenport, Town of Southold, County of Suffolk, State of
New York, bounded and described as follows:
BEGINNING at the point on the Southerly side of Central Avenue
distant 448. 33 feet Easterly as measured along the Southerly side
of Central Avenue from the corner formed by the intersection of the
Southerly side of Central Avenue and the Easterly side of Carpenter
Street;
RUNNING THENCE North 75 degrees 44 minutes 20 seconds East
along the Southerly side of Central Avenue 50 feet to land now or
formerly of Corwin;
RUNNING THENCE along said land, South 14 degrees 39 minutes 40
seconds East 119 . 56 feet to land of Marshall Estate;
RUNNING THENCE along said land South 71 degrees 39 minutes 20
seconds West 50 feet to land of Langone;
RUNNING THENCE along said land, North 14 degrees 42 minutes 30
seconds West 123. 12 feet to the Southerly side of Central Avenue to
the point or place of BEGINNING.
BEING and INTENDED to be the same premises conveyed to the
Grantors herein by deed dated January 18, 1971, recorded at liber
6873 , page 327, in the Suffolk County Clerk's Office.
Said premises commonly known as 141 Central Avenue, Greenport,
New York 11944 .
Said premises being improved by a one family residence.
TOGETHER with all right, title and interest, if any, of the
Grantor in and to, any streets and roads abutting the above
described premises to the center lines thereof; TOGETHER with the
appurtenances and all the estate and rights of the Grantor in and
to said premises; TO HAVE AND TO HOLD the premises herein granted
unto the Grantee, the heirs or successors and assigns of the
Grantee forever,
SUBJECT TO a first mortgage held by NORTH FORK BANK in the
present reduced amount of approximately $55, 000, which mortgage the
GRANTEE hereby assumes and covenants to pay.
