Said point being also distant 577.7 feet southerly from 02.00 the comer formed by the intersection of the easterly side of Shore Drive with the southerly side of Shore Drive; LOT: RUNNING THENCE North 6 degrees 19 minutes 20 seconds East, along the easterly side of Shore 023.000 Drive, 75 feet; THENCE South 83 degrees 40 minutes 40 seconds East, 125 feet to a point in a fine extending South 6 degrees 19 minutes 20 seconds West, from the northwesterly comer of the land now or formerly of the Harry G. Steinmetz Estates,which point of beginning is distant 558.75 feet southerly from the said land of Steinmetz; THENCE south 6 degrees 19 minutes 20 seconds West, 75 feet; THENCE North 83 degrees 40 minutes 4 seconds West, along the aforesaid division fine, 125 feet to the easterly side of Shore Drive at the point or place of BEGINNING. BEING AND INTENDED TO BE the same Premises known as 1095 Shore Drive, Greenport, New York. BEING AND INTENDED TO BE the same property as conveyed to the Party of the First Part by deed dated 3/26/92 and recorded in the Office of the Clerk of the County of Suffolk 4 8 92 in Liber 11447 at Page Number 258. TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of the second part forever. AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby the said premises have been encumbered in any way whatever, except as aforesaid.
