TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets atu
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TC
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will appl)
the same first to the payment of the cost of the improvement before using any part of the total of the same fot
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indent ire so requires.

All that certain plot, piece or parcel of land, with buildings and
improvements thereon erected, situate, lying and being near Greenport
Village, Town of Southold, County of Suffolk and State of New York, and
described as Lot No. 16 on a certain map entitled "Map of Eastern Shores at
Greenport," filed in the Office of the Clerk of the County of Suffolk on
April 27, 1964 as Map No. 4021, which said lot is bounded and described as
follows:
Beginning at the corner formed by the intersection of the southerly side of
Sound Drive with the westerly side of McCann Lane;
Running thence South 18 degrees 06 minutes 20 seconds east along the
westerly side of McCann Lane, 15 0.10 feet;
Thence South 74 degrees 04 minutes 10 seconds West, 151.65 feet to land
now or formerly of Burr;
Thence North 15 degrees 55 minutes 50 seconds West, along land of Burr,
150.00 feet to the southerly side of Sound Drive;
Thence North 74 degrees 04 minutes 10 seconds East along the southerly
side of Sound Drive, 145.96 feet to the corner aforesaid, the point or place
of beginning.
Together with beach rights and access thereto as described in grant made by
H.J.S. Land & Development Corp., and J.M.S. Land & Development Corp.
