QUIT CLAIM DEED
THIS INDENTURE,made the 27th day of August,nineteen hundred and ninety-eight
BETWEEN MTLGQ INVESTORS,L.P.,a Delaware limited partnership, having an address at c/o
Greenthal Realty Partners,L.P., 444 Park Avenue, 8w Floor,New York,New York 10016,party of the first part,
and ROBERT RENGIFO,residing at 230 East 79"Street, Apt. 16A,New York,New York 10021,party of the
second part,
WITNESSETH, that the party of the first part, in consideration of Two Hundred Seventy Four
Thousand and 00/100($274,000.00)dollars,and other valuable consideration paid by the party of the second part,
does hereby grant and release unto the party of the second part,the heirs or successors and assigns of the party of
the second part forever:
DISTRICT SECTION BLOCK LOT
ALL that certain plot, piece or parcel of land, situate, lying and being at
Arshamomaque, Town of Southold, County Qf Suffolk and State of New York, known and
described as Lot 37, andl the Southerly one-half of Lot 36, on a certain map
entitled, "Amended Map A of Peconic Bay Estate and filed in the office of the Clerk
bf the County of Suffolk on May 19, 1933 as Map No. 1124, which premises according
to survey by Otto Van Tuyl and Son Licensed Land Surveyors, dated July 12, 1960 are
more particularly bounded and described as follows:
BEGINNING at a monument on the Northeasterly side of Bay Shore Road at the Westerly
corner of Lot 36 and the Southerly corner of Lot 37 as shown on map entitled,
"Amended Map A of Peconic Bay Estates" and filed in the Office of the Clerk of the
County of Suffolk as Map Number 1124 and from said point of beginning;
RUNNING THENCE along said northeasterly aide of Bay Shore Road, North 61 degrees 11
minutes 30 seconds West, a distance of 77.93 feet;'
THENCE through Lot 36 as shown on said map, North 45 degrees"43':mi'{iutes 40 epconds
East, a distance of 320.1 feet more or less to ordinary high:.water mark.of Pip691'
Cove;
THENCE Southeasterly along said ordinary high water mark, of Pipes Cove and along
the course of South 44 degrees 16 minutes 20 seconds East, 74.56 feet to the
northerly side of Lot 38;
THENCE along said Lot 39, South 45 degrees 43 minutes 40 seconds went, a distance of
297.39 feet more or less 'Eo the point or place of BEGINNING.
BEING AND INTENDED to be the same premises conveyed to the party of the fust part by referee's deed of
William Moore,Esq.,dated May 28, 1998 and recorded in liber 11901 of mortgages,at page 303,which premises
is known as 2175 Bayshore Road, Greenport,New York 11944.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof;TOGETHER with the appurtenances and all the
estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the premises
herein granted unto the party of the second part,the heirs or successors and assigns of the party of the second part
forever.
THIS deed and conveyance was made in the ordinary course of business of the party of the first part, and or was
made with the unanimous consent of the partners of the party of the first part.
AND the party of the first part,in compliance with Section 13 of the Lien Law,covenants that the party of the first
part will receive the consideration for this conveyance and will hold the right to receive such consideration as a trust
fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to the
payment of the improvement before using any part of the total of the same for any other purpose.
