King; RUNNING THENCE along said land, North 74 degrees 13 minutes 50 seconds East, 311.16 feet to land now or formerly of Paul Sinuta; RUNNING THENCE along said land, South 14 degrees 44 minutes 40 seconds East, 222.88 feet to the northerly line of North Road; and RUNNING THENCE along the northerly line of North Road, South 74 degrees 21 minutes West, 408.44 feet to the corner, the point or place of BEGINNING. BEING AND INTENDED TO BE the same premises conveyed to the party of the first part by deed from John Thorton Mills and Isabelle Treat Mills his wife, dated 9/29/49, and recorded in the Suffolk County Clerk's Office on 9/30/49 in Liber 3000 cp 116; and by deed from Edwin H. King dated 12/4/56 and recorded in the Suffolk County Clerk's Office on 12/6/56 in Liber 4225 cp 57; and by deed from Sophie Sledjeski dated 1/19/93 and recorded in the Suffolk County Clerk's Office on 1/19/93 in Liber 11621 cp 586. TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of the second part forever. AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby the said premises have been encumbered in any way whatever, except as aforesaid. AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first part will receive the consideration for this conveyance and will hold the right to receive such consideration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to the payment of the cost of the improvement before using any part of the total of the same for any other purpose.
