THIS DEED made the 13`" day of May , 1998, by and between
�\ MURRAY B. SCHNEPS, as Referee, with offices located at One Union Square,
Aquebogue, New York 11931, the duly appointed referee in the action hereinafter
mentioned, as party of the first part,
AND
JOSEPH P. CARLOZZI, residing at 420 The Crossway, East Marion,New York 11939
as party of the second part,
WITNESSETH, the party of the first part, the Referee appointed in an action.entitled
JOSEPH P. CARLOZZI as plaintiff and JOHN M. -HUGHES and MARY JANE
HUGHES, as a en an s, under Index No. 96-31175, foreclosing a certain mortgage
dated 10/16/92 and recorded in the Suffolk County Clerk's Office on 10/23/92 in Liber
18236, Page 273, in pursuance of a Judgment of Foreclosure and Sale dated 2/10/98 and
duly recorded on 3/5/98 in the Supreme Court of the State of New York, County of
Suffolk; AND
IN CONSIDERATION of the sum of ONE HUNDRED EIGHTY SEVEN THOUSAND
($187,000.00) Dollars, paid by the party of the second part, being the highest sum bid at
the sale under said Judgment, does hereby convey and grant unto the party of the second
part, the following real property:
All that certain plot, piece, or parcel of land, situate, lying, and being in the incorporated
Village of Greenport,Town of Southold, County of Suffolk and State of New York being
more particularly bounded and described as follows:
Beginning at a point on the westerly side of third Street at the northeast corner of the
herein described premises where the same is intersected by the southerly side of land now
or formerly of Carlozzi; said point of place of beginning being distant 163.93 feet
southerly as measured along the westerly side of Third Street from the corner formed by
the intersection of the southerly side of South Street with the westerly side of Third
Street;
Running Thence from said point or place of beginning along the westerly side of Third
Street, south 06 degrees 50 minutes 00 seconds east 83.90 feet to land now or formerly of
East End Supply Co.;
Thence along said last mentioned land, south 84 degrees 43 minutes 40 seconds west
156.49 feet to land now or formerly of Turner;
Thence along said last mentioned land, south 84 degrees 12 minutes 00 seconds west
44.36 feet to land now or formerly of Lightfoot;

Thence along said last mentioned land and along land now or formerly of Kaplan the
following(3)courses and distances:
1. North 14 degrees 39 minutes 40 seconds east 47.05 feet;
2. North 14 degrees 52 minutes 30 seconds east 44.60 feet;
3. North 15 degrees 32 minutes 00 seconds east 5.0 feet to land now or formerly
of Carlozzi and;
Thence along said last mentioned land, north 86 degrees 59 minutes 00 seconds east
165.50 feet to the westerly side of Third Street at the point of place of beginning.
TOGETHER' with all right, title and interest, if any, of the party of the first part in and
to any streets and roads abutting the above-described premises to the center lines thereof;
TOGETHER with appurtenances and all the estate and rights of the party of the first part
in and to said premises and TO HAVE AND TO HOLD the premises herein granted unto
the party of the second part, the heirs or successors and assigns of the party of the second
part forever.
The word "party" shall be construed as if it read "parties" whenever the sense of this
indenture so requires.
