TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof;TOGETHER with the appurtenances,and also
all the estate which the said decedent had at the time of decedent's death in said premises,and also the estate
therein,which the party of the first part has or has power to convey or dispose of,whether individually,or by virtue
of said will or otherwise;TO HAVE AND TO HOLD the premises herein granted unto the party of the second part,
the heirs or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby
the said premises have been incumbered in any way whatever,except as aforesaid.
AND the party of the first part,in compliance with Section 13 of the Lien Law,covenants that the party of the first
part will receive the consideration for this conveyance and will hold the right to receive such consideration as a
trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to
the payment of the cost of the improvement before using any part of the total of the same for any other purpose.
The word"party"shall be construed as if it read"parties'whenever the sense of this indenture so requires.

All that certain plot, piece or parcel of land with the buildings and improvements thereon
erected, situate, lying and being at Arshamomoque, Town of Southold, County of Suffolk and
State of New York, bounded and described as follows:
BEGINNING at a point on the southwesterly line of a 25 foot private road, over land of Ruch,
where the same is intersected by the southerly line of land conveyed by Ruch to George B.
Hines and Mildred H. Hines;
RUNNING THENCE along the southwesterly line of said 25 foot private road and in a general
southerly direction 80 feet to a point thereon where the northerly line of another right of way
which runs from said private road to Arshamomoque Bay, intersects said 25 foot private road;
RUNNING THENCE in a general westerly direction along the second mentioned right of way
to ordinary high water mark of Arshamomoque Bay,
RUNNING THENCE in a general northerly direction along said ordinary high water mark of
said Arshamomoque Bay to a point thereon where the same is intersected by the southerly line
of land of Hines hereinbefore mentioned;
RUNNING THENCE in a general easterly direction along the southerly line of land of Hines
to the point or place of BEGINNING.
SAID PREMISES ALSO BEING DESCRIBED AS FOLLOWS:
BEGINNING at a point on the southwesterly side of Ruch Lane at the point where the division
line of lands now or formerly of Toan and lands now or formerly of Thibaut intersect said
southwesterly side of Ruch Lane;
RUNNING THENCE south 46 degrees 09 minutes 00 seconds east along the southwesterly side
of Ruch Lane, 80.00 feet to land now or formerly of Ruch;
THENCE south 34 degrees 45 minutes 00 seconds west along land now or formerly of Ruch,
193.60 feet to the ordinary high water mark of Mill Creek, as shown on a certain survey made
by Van Tuyl and Son dated 12/1/70;
THENCE north 65 degrees 07 minutes 20 seconds west along a tie line across Mill Creek, 80.18
feet to land now or formerly of Toan;

220.00 feet to the southwesterly side of Ruch Lane, the point or place of BEGINNING.

the northeasterly side thereof for the purpose of ingress and egress to and from the North Road;
BEING ALSO KNOWN AS:
BEGINNING at a point on the southwesterly line of a 25 foot private road, over land of Ruch,
where the same is intersected by the southerly line of land conveyed by Ruch to George B.
Hines, now or formerly of Toan, which point is also distant 420 feet more or less southerly from
the comer formed by the intersection of the southerly side of Middle Road and the westerly side
of said private road;
RUNNING THENCE along the southwesterly line of said 25 foot private road south 46 degrees
09 minutes 00 seconds east 80 feet to a point thereon where the northerly line of another right
of way which runs from said private road to Arshamomoque Bay, intersects said 25 foot private
road;
RUNNING THENCE south 34 degrees 45 minutes 00 seconds west 193.6 feet along the second
mentioned right of way to ordinary high water mark of Arshamomoque Bay;
RUNNING THENCE on a tie line along said ordinary high water mark of said Arshamomoque
Bay north 65 degrees 07 minutes 20 seconds west 80.18 feet to a point thereon where the same
is intersected by the southerly line of land of Hines hereinbefore mentioned;
RUNNING THENCE along the southerly line of land of Hines north 34 degrees 45 minutes 00
seconds east 220 feet to the point or place of BEGINNING.
