W11NESSETH,that the party of the first part, in consideration of ten dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever,
ALL that certain plot,piece or parcel of land,with the buildings and improvements thereon erected, situate, lying
andbeing east of the Village of Greenport, Town of Southold, County of Suffolk
and State of New York, and bounded and described as follows:
Parcel I
BEGINNING at a concrete monument set on the easterly line of a new road 50
feet in width, known as Inlet Lane, said monument being 300 feet southerly
along said easterly line of said Inlet Lane from the point of intersection of
said easterly line with the southerly line of Manhanset Avenue;
RUNNING THENCE Sputh 87 degrees 05 minutes East 213 feet to the high water
line of Gull Pond Inlet:
THENCE southerly and thence southeasterly along said high water line of Gull
Pond Inlet 138 feet to the southerly line of the premises herein described;
THENCE North 87 degrees 05 minutes West 307 feet to the easterly line of Inlet
Lane;
THENCE North 2 degrees 55 minutes East along said easterly line of Inlet Lane
75 feet to the point or place of BEGINNING.
PARCEL II
All that certain plot, piece or parcel of land, situate, lying and being east
of the Village of Greenport, Town of Southold, County of Suffolk and State of
New York, bounded and described as follows:
BEGINNING at a point on the easterly line of Gull Pond Inlet formed by the
intersection of the prolongation easterly of the northerly line of other lands
now or formerly of said party of the first part with said line of Gull Pond
Inlet, which said northerly line is 300 feet southerly from the southerly line
of Manhanset Avenue;

mark of Gardiner's or Marion Bays
THENCE southerly along the high water mark of Gardiner's Bay 78 feet to the
southerly line of the premises herein described:

Pond Inlets
THENCE northerly and northeasterly along the easterly line of Gull Pond Inlet
82 feet to the point or place of BEGINNING.
BEING AND INTENDED TO BE THE SAME PREMISES CONVEYED TO THE PARTY OF THE FIRST
PART BY DEED DATED 10/1/80 AND RECORDED ON 10/9/80 IN THE OFFICE OF THE
SUFFOLK COUNTY CLERK IN LIBER 8895 CP 244.

0( TOGETHER with all right,title and interest, if any, of the party of the first part ip and to any streets and roads
01 abutting the above described premises to the center lines thereof, TOGETHER with the appurtenances and all
the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the
premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of the
second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby
the said premises have been encumbered in any way whatever,except as aforesaid.
AND the part of the first part, in compliance with Section 13 of the Lien law, covenants that the party of the first
part will receive the consideration for this conveyance and will hold the right to receive such consideration as a
trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to
the payment of the cost of the improvement before using..ay part of the total of the same for any other purpose.
The word"party" shall be construed as if it read"parties'whenever the sense of this indenture so requires.
