along said easterly line from Flint Street, said point of beginning being the
southwest corner of land n/o/f of John F.A. Kalbert, Trustee, and from said t
point of beginning;
THENCE along said easterly line of Fourth Street, North 7 degrees 17 minutes
30 seconds East, 102.79 feet to the southerly line of a 15 foot wide right-of-way;

THENCE along said land r./o/f of Burden, North 82 degrees 48 minutes 40 seconds
West, 140.00 feet to the point or place of BEGINNING.
TOGETHER WITH a right—of—way for ingress and egress over the said 15 foot right—
of—way adjoining the aforementioned property to the north and running from the
northwesterly cDrner of the premises herein described easterly 365.00 feet more
or less to Greenport Harbor and ingress and egress to a parcel 65 x 50 feet at
the end of said right—of—way as per Giber 7707 cp 516.
Being and 'intended to be the same premsses conveyed to the grantor herein by
deed dated 10/28/95, recorded 11/.1.4/95 in Liber 11749 cp 877.
TOGnTIIL'R with all right,title and interest, if any,of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof:TOGETHER with theappurtenances
and all the estate and rights of the party of the first part in and to said premises; TO ISAVE AND TO
1101.1)the premises herein granted onto the party of the second part,the heirs or successors and assigns ofi
the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
Whereby the said prenllses have been encumbered in any way whatever, except as aforesaid.
AND the Dirty of the first part,in compliance With Section 13 of the Lien Law,covenants that the party of
the first part will receive the considentinn for this conveyance and will hold the right to receive such eonsid-
entiml as a trust fund to he applie(I first for the purpose of,raying the cost of the improvement and will apply
the same first to the pa)mcnt of the cost of the improvement before using any part of the total of the same for
any other purpose.
