MELROSE ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate, lying and being near Greenport, in the Town of Southold, County of Suffolk and State of New York and bounded and described as follows: BEGINNING at a point on the southerly line of a proposed 50 foot highway to be known as "Robinson Road", 170.0 feet easterly along said southerly line from the westerly line of said "Robinson Road", and from said point of beginning of the premises running along said southerly line of "Robinson Road", 2 courses as follows: (1) North 58 degrees 35 minutes 20 seconds East, 86.90 feet; (2) North 42 degrees 54 minutes 10 seconds East, 13 . 57 feet; Thence along land now or formerly of Dorman, South 34 degrees 57 minutes 20 seconds East 120 feet to ordinary high water mark of Sterling Basin; thence southwesterly along said high water mark, on a tie-line course and distance of South 29 degrees 38 minutes 30 seconds West 110.70 feet to land now or formerly of Powell; thence along said land, North 34 degrees 57 minutes 20 seconds West, 170 feet to the southerly line of "Robinson Road" at the point or place of beginning.
