Box 144, Southold, New York NG-P31CT CECYION BLOC1< WT laoo party of the second part, 00 �' I co 03yvoa WITNESSETH, that the party of the first part, in consideration of ten dollars and other valuable consideration paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs or successors and assigns of the party of the second part forever, ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate, lying and being in the Town of Southold, County of Suffolk and State of New York, known and designated as part of a Boat Basin located near the easterly map line of the Map of Southold Shores at Arshamonaque and filed in the Office of the Clerk of the County of Suffolk on August 29, 1963 as Map No. 3853, said part of Boat Basin being more particu— larly bounded and described as follows: BEGINNING at a point on the northerly side of Tarpon Drive at the most easterly terminus of same, said point also being the southeast corner of Lot 51 on the above mentioned map; RUNNING THENCE from said point or place of beginning along the east— erly line of Lot 51 along a tie line North 39° 30 ' 50" East 118 . 57 feet; RUNNING THENCE South 34° 24 ' 10" East 378 . 59 feet; RUNNING THENCE South 840 30 ' West 161. 13 feet to the easterly map line of the Map of Southold Shores at Arshamomaque first above mentioned; RUNNING THENCE along the easterly map line the following four (4) courses and distances along tie lines: (1) North 30 41' 30 East 50 . 65 feet; (2) North 480 05 ' 20" East 88. 59 feet; (3) North 771 00 ' West 160 feet; (4) North 250 00" West 100 feet to the northerly side of Tarpon Drive at the point or place of BEGINNING. BEING AND INTENDED to be the same premises and interest therein acquired by the party of the first part by deed dated 12/4/90 and re— corded 1/17/91 in Liber 11206 at page 243 with Charlotte H. Weismann as the grantor who orginally acquired her interest therein by deed dated 11/15/82, recorded in Liber 9270 at page 308 and by deed dated Dist. 12/19/83, recorded in Liber 9478 at page 403 on 12/20/83 1000 Sec. 57 Blk. 1 Lot TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and 39. 2 roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of the second part forever. AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby the said premises have been encumbered in any way whatever, except as aforesaid. AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first part will receive the consideration for this conveyance and will hold the right to receive such consid- eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to the payment of the cost of the improvement before using any part of the total of the same for any other purpose. The word "party" shall be construed as if it read "parties" whenever the sense of this indentpre so requires.
