New York, bounded and described as follows:
BEGINNING at the corner formed by the intersection of the easterly side of Main Street
with the southerly side of East Front Street;
RUNNING THENCE North 83 degrees 06 minutes 20 seconds east along the southerly side of
East Front Street 83.25 feet to land now or formerly of Greenport Yacht and Ship-
building Co. Inc.;
THENCE South 7 degrees 01 minutes 40 seconds east along said last mentioned land
40.00 feet to land now or formerly of Empire Council No. 128 Jr. O.U.A.M.;

Ser. 005 Greenport, New York.
BEING the same premises conveyed to Grantor by deed dated December 20, 1985, recorded
January 6, 1986 in Liber 9949, page 384.
Blk. 03 SUBJECT to purchase money first mortgage in the sum of $208,000 bearing even date
and intended to be recorded simultaneously herewith.

TOGETHER with all right,title and interest,if any,of the party of the fust part of,in and to any streets and roads
abutting the above-described premises to the center lines thereof; TOGETHER with the appurtenances and all the
estate and rights of the party of the fust part in and to said premises; TO HAVE AND TO HOLD the premises herein
granted unto the party of the second part.the heirs or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the fust part has not done or suffered anything whereby the
said premises have been incumbered in any way whatever,except as aforesaid.
AND the party of the fust part,in compliance with Section 13 of the Lien Law,covenants that the patty of the first part
will receive the consideration for this conveyance and will hold the right to receive such consideration as a trust fund
to be applied fust for the purpose of paving the cost of the improvement and will apply the same first to the payment
of the cost of the improvement before using any part of the total of the same for any other purpose.
The word"party"shall be construed as if it read"parties"whenever the sense of this indenture so requires.
