THIS INDENTURE, made the 914 day of W e*JCk— , 1997 BETWEEN
RICHARD P. BOARDMAN and JUDITH B. BOARDMAN, husband and wife, both residing at

party of the first part,
JULIE PETROW-COHEN and MADELYN PETROW-COHEN, as joint tenants with the right of
survivorship,both residing at 666 Greenwich Street, Apt. PH7,New York,NY 10014
party of the second part,
WITNESSETH,that the party of the first part, in consideration of TEN($10.00) dollars,
lawful money of the United States paid by the party of the second part, does hereby grant and release
unto the party of the second part,the heirs or successors and assigns of the party of the second part
forever,
ALL that certain plot, piece or parcel of land,with the buildings and improvements thereon
erected, situate,lying and being in the
SEE SCHEDULE 'A' ANNEXED HERETO
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof.
TOGEHTER with the appurtenances and all the estate and rights of the party of the first part in and to
said premises.
TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been incumbered in any way whatever, except as aforesaid.
AND THE party of the first part, in compliance with Section 13 of the Lien Law, covenants that the
party of the first part will receive the consideration for this conveyance and will hold the right to receive
such consideration as a trust fund to be applied first for the purpose of paying the cost of the
improvement, and will apply the same first to the payment of the cost of the improvement before using
any part of the total of the same for any other purpose. The word `party" shall be construed as if it read
"parties"whenever the sense of this indenture so requires.

ALL THAT certain plot, piece or parcel of land, situate, lying and being in the Village of Greenport,
Town of Southold, Suffolk County, New York, being more particularly bounded and described as
follows:
BEGINNING at a point on the easterly side of 6`h Street, said point being 50.07 feet southerly of the
comer formed by the intersection of the southerly side of Brown Street and the easterly side of 6t' Street;
said point or place of beginning also being at the southerly boundary line of land now or formerly of
Elwood and Ruth Delong;
RUNNING THENCE from said point or place of beginning along the southerly side of land now or
formerly of Elwood and Ruth Delong South 82 degrees 42 minutes 30 seconds East 115.80 feet to land
now or formerly of Robert B. and May Burns;
RUNNING THENCE along said last mentioned land South 7 degrees 18 minutes 20 seconds West 50.06
feet to land now or formerly of Paul and Christina M. Dinizio;
RUNNING THENCE along said last mentioned land North 82 degrees 40 minutes 50 seconds West
115.81 feet to the easterly side of 6`' Street;
RUNNING THENCE along the easterly side of 6L' Street North 7 degrees 18 minutes 40 seconds East
50.07 feet to the point or place of BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed to the parties of the first part by deed
dated September 16, 1996 recorded in the Office of the Clerk of the County of Suffolk on September 26,
1996 in Liber 11794 page 380.
