TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof;TOGETHER with the appurtenances,and also
all tete estate which the said decedent had at the time of decedent's death in said premises, and also the estate
therein,which the party of the first part has or has power to convey or dispose of,whether individually,or by virtue
of said will or otherwise;TO HAVE AND TO HOLD the premises herein granted unto the party of the second part,
the heirs or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby
the said premises have been incumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law,covenants that the party of the first
part will receive the consideration for this conveyance and will hold the right to receive such consideration as a
trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to
the payment of the cost of the improvement before using any part of the total of the same for any other purpose.
The word "party"shall be construed as if it read "parties"whenever the sense of this indenture so requires.

ALL that certain plot, piece or parcel of land with the buildings and
improvements, thereon, erected, situate, lying and being in the Town of
Southold, County of Suffolk and State of New York, known and designated as
lot no. 32, the southerly half of lot No. 33 and area shown as "Reserved by
Cleaves Point Corp.," as said lot, part of lot and area are shown on a certain
map entitled "Map of Cleaves Point, Section 2, Cleaves Point, at East Marion,
New York" made by Otto W. Van Tuyl and Son and recorded in the Office of the
Clerk of Suffolk County on March 16, 1962 as Map No. 3521. Said lot, part of
lot and area, when taken together are more particularly bounded and described
as follows:
BEGINNING at a point on the westerly side of Snug Harbor Road, said point
being the southeasterly corner of area shown as "Reserved by Cleaves Point
Corp." on the above referenced map:
RUNNING THENCE along said area, South 56 degrees 37 minutes 10 seconds
West 96.00 feet to a wood bulkhead;
RUNNING THENCE from said wood bulkhead westerly, northerly and easterly
along the average shore of Gull Pond, as shown on survey made by Anthony
W. Lewandowski dated 5/5/97, revised 5/8/97, to a board bulkhead at the
southwesterly corner of lot 32 as shown on the above referenced map;
RUNNING THENCE (long the board bulkhead and along the average shore of
Gull Pond, North 27 degrees 38 minutes 10 seconds West 144.20 feet to the
northwesterly corner of premises described herein;
RUNNING THENCE North 56 degrees 37 minutes 10 seconds East 158.00 feet
