ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected,situate,
lying and beingmt:tbm: at Arshamomoque, Town of Southold, County of Suffolk and State
of New York, more particularly bounded and described as follows:
BEGINNING at a point ou the northerly side of North Road (Middle Road)
(C.R.27) distant 701.26 feet westerly, as measured along the same, from westerly
side of land now or formerly of A.M. Tasker, said point being also at the divisio
line between the southwest corner of land now or formerly of Merolla and the
southeast corner of the hereinafter described parcel;
RUNNING THENCE along the northerly side of North Road South 70 degrees '
35 minutes 00 seconds West 100.18 feet to the easterly side of land now or
formerly of Nissenfeld;
THENCE along said land, North 16 degrees 00 minutes 30 seconds West
450 feet to the ordinary high water line of Long Island Sound;
THENCE along the ordinary high water line of Long Island South on a tie
line bearing North 87 degrees 30 mintues 50 seconds East 102.85 feet to the
westerly side of land now or formerly of Merolla;
THENCE along said land, South 16 degrees 00 minutes 30 seconds East
420 feet to the northerly side of North Road, at the point or place of BEGINNING.
BEING AND INTENDED TO Be the same premises conveyed to the grantor herein
by Deed dated 8/29/96, recorded 9/5/96 in Liber 11791 page 008.
TOGETHER with all right, title and interest,'if any, of the party of the first_part in and to any streets and
roads abutting the above described premises to the center lines thereof;TOGEHER with the appurtenances,
and also all the estate which the said decedent had at the time of decedent's death in said premises, and also
the estate therein, which the party of the first part has or has power to convey or dispose of,whether individ-
ually, or by virtue of said will or otherwise; TO HAVE AND TO HOLD the premises herein granted unto
the party of the second part, the heirs or successors and assigns of the party of the second part forever.
AND the ppaarty of the first part covenants that the party of the first part has not done or suffered anything
whereby tMaid premises have been in�umbered in any way whatever,except as aforesaid.
t AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a•trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
"- any other Rurpose.
The word party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
