Monsell, filed in the Office of the Clerk of Suffolk County, New York, June 1873, and numbered 53" as and by lot number 95 and the northerly half of lot number 94, bounded northerly by land of William Rodman Pell; easterly by Sterling Creek; southerly by land formerly of Louis T. Wells, now George Griffing; and westerly by Atlantic Avenue 60 feet. TOGETHER WITH all the right, title and interest of the party of the first part in and to the lands under the water of Sterling Creek lying in front of and adjacent to the above-described premises. BEING AND INTENDED TO BE the same premises conveyed to the party of the first part by deed from Frances Bishop dated May 25, 1978, and recorded in the Suffolk County Clerk' s Office on May 31, 1978, in Liber 8436 page 112. rRICT 1 .
