SCTM#1000-17-1-2.1 The proposed action has been reviewed to Chapter 268, Waterfront Consistency Review of the Town of Southold Town Code and the Local Waterfront Revitalization Program (LWRP) Policy Standards. Based upon the information provided on the LWRP Consistency Assessment Form submitted to this department, as well as the records available to me, it is my recommendation that the proposed action is EXEMPT with the LWRP policy standards and therefore EXEMPT form Coastal Consistency Review pursuant to § 268-3. Definitions. Item F, which states: F. Granting of individual setback, lot line and lot area variances, except in relation to a regulated natural feature or a bulkhead or other shoreline defense structure or any activity within the CEHA; Note, however that it appears that renovations may have been made to the structure and a new structure (deck) may have been built seaward of the Coastal Erosion Hazard Line without a Chapter 111 Coastal Erosion Manaqement Permit or Chapter 275 Wetlands Permit. Pursuant to Chapter 268 of the Southold Town Code, the Board shall consider this recommendation in preparing its written determination regarding the consistency of the proposed action.
