WITNESSETH, that the party of the first part, in consideration of ten dollars and other valuable consideration paid
by the party of the second part, does hereby grain and release unto the party of the second part, the heirs or successors
and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate, lying and
being in the Incorporated Village of Greenport, Town of Southold, County of Suffolk and State of New York, bounded
and described as follows:
BEGINNING at a point on the northerly side of Center Street where same is intersected by the westerly line of land of
the Incorporated Village of Greenport, said point being distant 67.70 feet westerly as measured by its intersection with
the westerly side of Second Street; and
RUNNING THE, South 83 degrees 16 minutes 40 seconds West along the northerly side of Center Street 84.32 feet;
RUNNING THENCE along land of the Incorporated Village of Greenport North 06 degrees 09 minutes 00 seconds West
55.23 feet;
RUNNING THENCE along land of the Incorporated Village of Greenport North 83 degrees 16 minutes 40 seconds East
84.27 feet; and
RUNNING THENCE along the aforesaid land of the Incorporated Village of Greenport South 06 degrees 13 minutes
00 seconds East 55.23 feet to the northerly side of Center Street at the point or place of BEGINNING.
BEING AND INTENDED TO BE the same premises described in the deed of the parties of the first part
Dist. herein by deed from Millicent Ervin Byrne and Ellen Jane Morgan, dated December 21, 1982, recorded in the

Sec. Suffolk County Clerk's Office on December 30, 1982, in Liber 9292, Page 313.
004.00 TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads

will receive the consideration for this conveyance and will hold the right to receive such consideration as a trust fund
to be applied first for the purpose of paying the cost of the improvement and will apply the same first to the payment
of the cost of improvement before using any part of the total of the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
