party of the second part,
WITNESSETH,that the party of the first part, in consideration of ten dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being in the Village of Greenport, Town of Southold, County of
-IST Suffolk and State of New York, known and designated on a certain
001 map signed by Nathaniel Corwin, Sidney L. Griffin and J. Wickham
Case, Commissioners of Partition, entitled, "Map of Wiggins Estate,
EC Greenport, New York" duly filed in the Office of the Clerk of the
06 County of Suffolk as Map No. 534 , as and by the Lot 169 and bounded
and described as follows :

5 BEGINNING at a point on the westerly side of Sixth Street, where
OT the division line, between Lots 168 and 169 intersect said westerly
04 side of Sixth Street as shown on the above mentioned map;
RUNNING THENCE South 70 18 ' 40" West, along the westerly side of
Sixth Street, 50 .00 feet to the division line between Lots 169
and 170 on the above map;
THENCE North 820 00 ' 50" West, along last mentioned division
line, 172.69 feet to the easterly line of "Map of Greenport Driving
Park" , filed in the Suffolk County Clerk 's Office as Map #369 ;
THENCE North 60 58 ' 30" East, along last mentioned line, 50.00
feet to the division line between Lots 168 and 169;.
THENCE South 820 00 ' 50" East, along last mentioned division line,
172 . 97 feet to the westerly side of Sixth Street, at the point
or place of beginning.
BEING AND INTENDED to be the same premises conveyed to the party
of the first part by deed dated 6/3/91, recorde'd .6/18/91 in
Liber 11281, cp 504 .
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part; forever.
AND the party of the first',part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first-1part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment•of the cost of the improvement before using any part of the total of the salve for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
IN WITNESS WHEREOF, the party of the first part has drily executed.this deed the day and year first above
written.
