pass and repass over so much of the above-described premises commonly
known as Ruch Lane, excluding, however, any rights of others to pass
or repass over that portion of the above-described property which
varies in width from 25 feet to approximately 30 feet which is bounded

the east by lands now or formerly designated as Bayberry Lane; bounded
