This Indenture, made the O day of October nineteen hundred and ninety-seven
I Between GABRIEL PICA & LOUISE KRAUSS, both residing at
170 Dolphin Drive, Southold, New York
party of the first part, and
LARS E. LARSSON & BERNADETTE M. LARSSON,his wife, both residing at
111 East 2nd Street, Brooklyn, New York
party of the second part,
Witnesseth,that the party of the first part,in consideration of Ten Dollars and other valuable consideration paid by
the party of the second part,does hereby grant and release unto the party of the second part,the heirs or successors
and assigns of the party of the second part forever,
All that certain plot,piece or parcel of land,with the buildings and improvements thereon erected,situate,lying and
being in the Town of Southold, County of Suffolk and State of New York known and designated
Ar Lot 15 on a certain map entitled "Map of Southold Shores at Arshomomaque", and filed
in the Office of the Clerk of the County of Suffolk on August29, 1963 as map no. 3853
said lot being more particularly bounded and described as follows:
ST. BEGINNING at a point on the westerly side of Dolphin Drive where the same is intersected
00 by the division line between lots 14 and 15 on said map, said point also being distant
124.77 feet southerly from the corner formed by the intersection of the westerly side
CTION of Dolphin Drive and the southerly side of Main (State) Road; and from said point of

OCK RUNNING THENCE along the westerly side of Dolphin Drive south 13 degrees 15 minutes East
125.00 feet to the division line between lots 15 and 16 on said map;
.00 RUNNING THENCE along said division line south 67 degrees 49 minutes 10 seconds West
IT 187.28 feet;
16.000 RUNNING THENCE north 13 degrees 15 minutes west 90.00 feet to the division line between
lots 14 and 15 on said map;
RUNNING THENCE along said division line north 57 degrees 39 minutes east 195.79 feet
the westerly side of Dolphin Drive, the point or place of :BEGINNING.
TOGETHER with the right, if any, to use- in common with others lot 1152, as shown on filed
map for the purpose of bathing and beach activity and the right, if .any, to use the boat
for the purpose of mooring an anchorage of pleasure boats therein.
SAID PREMISES BEING AND INTENDED TO BE THE SAME PREMISES CONVEYED TO THE GRANTORS GRANT-
ED HEREIN BY DEED DATED 12/29/87 FILED 1/19/88 IN LIBER 10516 PAGE 352.
SAID PREMISES BEING KNOWN AS: 170 DOLPHIN DRIVE, SOUTHOLD, NEW YORK.
Together with all right,title and interest,if any,of the party of the first part in and to any streets and roads abutting
the above described premises to the center lines thereof;Together with the appurtenances and all the estate and
rights of the party of the first part in and to said premises;To Have And To Hold the premises herein granted unto the
party of the second part,the heirs or successors and assigns of the party of the second part forever.
And the party of the first part covenants that the party of the first part has not done or suffered anything whereby the
said premises have been encumbered in any way whatever,except as aforesaid.
And the party of the first part,in compliance with Section 13 of the Lien Law,covenants thatthe party of the first part
will receive the consideration for this conveyance and will hold the right to receive such consideration as a trust fund
to be applied f irst for the purpose of paying the cost of the improvement and will apply the same first to the payment
of the cost of the improvement before using any part of the total of the same for any other purpose.
The word"party"shall be construed as if it read"parties"whenever the sense of this indenture so requires.
