Mark K. Schwartz, Architect on behalf of EDWIN & MARGARET PISANI requests a Wetland Permit to
construct a second-floor addition and alteration on south side of dwelling; one-story addition on west
and north sides of dwelling; second-floor addition and alteration on north side of dwelling; new porch on
north side of dwelling; and install drywells to contain roof run-off. Located: 7180 Peconic Bay Blvd.,
Laurel. SCTM#126-11-9.1.
The proposed action has been reviewed to Chapter 268, Waterfront Consistency Review of the Town of
Southold Town Code and the Local Waterfront Revitalization Program (LWRP) Policy Standards.
Based upon the information provided on the LWRP Consistency Assessment Form submitted to this
department, as well as the records available to me, it is my recommendation that the proposed action is
CONSISTENT with the Policy Standards and therefore is CONSISTENT with the LWRR

All applicants for permits* including Town of Southold agencies, shall complete this CCAF for
proposed actions that are subject to the Town of Southold Waterfront Consistency Review Law. This
assessment is intended to supplement other information used by a Town of Southold agency in
making a determination of consistency. *Except minor exempt actions including Building Permits
and other ministerial permits not located within the Coastal Erosion Hazard Area.

The proposed project is consistant with policy 5 via (3) major project components: 1 - upgrade and relocation of the
existing sanitary system more than 100 feet from the wet lands to ensure effective treatment of the sanitary waste;
2 - installation of a drainage system of dr/wells to control, manage, and recharge stormwater runoff; and 3 - retention of
the existing vegetation on the site buffeting the developed portion of the site from tidal wetlands, which is to be preserved
permanently but also protected from site disturbance dudng construction by a project-limiting fence and stacked haybales
