BUNTING SCTM#1000-10-6-14.1 ANNE R. BUNTING requests a Wetland Permit to remove the entire 3,000 sf. swimming pool complex, including partially above-ground pool, surrounding deck, storage building, spa, and pool equipment enclosure; solarium and all adjoining decks; two-story family room and master bedroom extension on north side of house; entire length of deck along southeast side of house; two-story portion of house between existing garage and main body of house, making the garage a detached structure; and all windows throughout. Construct a one-story addition to the northeast side of the house; 2.83' extension of kitchen to north; 121 sr. pergola in place of 3,000 sf. swimming pool complex; new bluestone terrace on southeast side of house in place of existing wood deck; extend existing deck in rear of garage by 92 sf.; covered roof connecting house and garage, which will be a newly created accessory structure; and new windows throughout. SCTM#10-6-14.1 The proposed action has been reviewed to Chapter 268, Waterfront Consistency Review of the Town of Southold Town Code and the Local Water[ront Revitalization Program (LWRP) Policy Standards. · Based upon the information provided on the LWRP Consistency Assessment Form submitted to this department, as well as the records available to me, it is my recommendation that the proposed action is CONSISTENT with the Policy Standards and therefore is CONSISTENT with the LWRP. Pursuant to Chapter 268, the Board of Trustees shall consider this recommendation in preparing its written determination regarding the consistency of the proposed action. This assessment is intended to supplement other information used by a Town of Southold agency in making a determination of consistency. *Except minor exempt actions including Building Permits and other ministerial permits not located within the Coastal Erosion Hazard,area. Before answering the questions in Section C, the preparer of this form should review the exempt minor action list, policies and explanations of each policy contained in the Town of Southold Local Waterfront Revitalization Program. The existing lot coverage will be reduced by 48%, and approx. 3,000 sq. ft. of new open space will be created on the property as a result of the proposed action. It is our intention to remove as many of these later alterations as possible and restore the architectural integrity of the house. -11- Policy 3. From the street side,the existing house is fairly well screened from view, and will remain so. NATURAL COAST POLICIES Policy 4. It rises 47' from beach to fiat buildable area at about a 26% slope. All proposed activity will be well above the Coastal Erosion Hazard line, and landward of the bluff line. The bluff will not be disturbed in any way and will be protected with a silt fence and hay bale barrier during all construction activity. Policy 5. In addition, all roof water will be directed into downspouts and into drywelts. We are replacing a good portion of the existing built structures on the property with new planted areas, which will help with soil stabilization. The natural grade will not be modified in any way, so natural drainage courses will remained undisturbed. The owner is committed to being chemical-free in her lawn care. Policy 6.
