as executor of the last will and testament of ERNEST A. GOETZ, late of Glen Head, New York, deceased,
party of the first part, and

WITNESSETH, that thDe party of the first—part, in consideration of ONE HUNDRED FORTY FIVE THOUSAND
AND 00/100 ($145,000.00) DOLLARS, paid by the party of the second part, does hereby grant and release unto
the party of the second part, the heirs or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate, lying
and being in the Town of Southold, County of Suffolk and State of New York known and designated as Lot No. 96
on a certain map entitled "Map of Eastern Shores at Greenport, Section 3", filed in the Office of the Clerk of the
County of Suffolk on September 27, 1965 as Map No. 4475, which said lot, according to said map, is bounded and
described as follows:
BEGINNING at a comer formed by the westerly side of Moore's Lane North and the southerly side of Inlet Pond
Road;
RUNNING THENCE along the westerly side of Moore's Lane North, South 20 degrees 57 minutes 50 seconds East,
139.04 feet;
THENCE South 69 degrees 02 minutes 10 seconds West, 126.26 feet;
THENCE North 8 degrees 53 minutes 10 seconds West, 170.64 feet to the southerly side of Inlet Pond Road;
THENCE Notch 86 degrees 07 minutes 00 seconds East, along the southerly side of Inlet Pond Road, 94.74 feet to
the comer at the point or place of BEGINNING.
TOGETHER WITH beach rights and access thereto as described in grant made by H.J.S. Land & Development
Corp. to Eastern Shores, Inc.,dated the 17th day of March, 1965 and recorded in the Suffolk County Clerk's Office
on March 18, 1965 in Liber 5716 at page 16.
Subject to the Covenants and Restrictions in Liber 6916 page 211, Liber 6898 page 574 and Telephone Easement
in Liber 5939 page 188.
Being Oce same premises conveyed to Mary Gerard Goetz by deed from Alfred S. Townsend and Bette-Jeanne
Townsend, his wife, dated July 19, 1986, recorded July 31, 1986 in Liber 10090 of conveyances at page 409.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof;TOGETHER with appurtenances and also all the
estate which the said decedent had at the time of decedent's death in said premises,and also the estate therein,which
the party of the first part has power to convey or dispose of, whether individually, or by virtue of said will or
otherwise; TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby
the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part,in compliance with Section 13,of the Lien Law,'covenants that the party of the first
part will receive the consideration for this conveyance and will hold the right to receive such consideration as a trust
fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to the
payment of the cost of improvement before using any part of the total of the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
