party of the second part,
WITNESSETH, that the party of the first part, in consideration of Ten Dollars and other valuable
consideration paid by the party of the second part, does hereby grant and release unto the party of
the second part, the heirs or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon
erected, situate, lying and being in the Town of Southold, County of Suffolk and State of New
York, bounded and described as follows:
BEGINNING at an iron pipe set on the boundary line between the land now or formerly of Frank
E. Horn and the land now or formerly of Adam Pekunka at the northwesterly corner of land now
or formerly of Karluchi;
RUNNING THENCE along said land now or formerly of Karluchi, the following 2 courses and
distances:
1. South 37 degrees 15 minutes East, 100 feet to an iron pipe;
2. South 56 degrees 53 minutes East, 112 feet, more or less, to the Creek;
THENCE Southerly along the creek, 60 feet, more or less,to Ind now or formerly of Bouchier;
THENCE along said land now or formerly ofBouchier, the following 2 courses and distances:
1. North 56 degrees 52 minutes West, 90 feet, more or less, to an iron pipe;
2. North 36 degrees 52 minutes West, 160.20 feet to an iron pipe and said laud now or formerly
of Adam Pekunka;
THENCE along said land now or formerly of Adam Pekunka, North 52 degrees 20 minutes East
35.75 feet to the point of BEGINNING.

TOGETHER WITH a right of way 16 feet in width from the northeasterly corner of the premises
easterly and then northerly along said land now or formerly of Pekunka to a private road over
land now or formerly of Frank E. Horn;
THENCE easterly over said private road to Island View Lane.
TOGETHER WITH a right of way over said "Island View Lane" from said 16 foot right of way
easterly about 500 feet to Bayshore Road, shown on filed Map #1124 and also continuing easterly
over said"Island View Lane" about 175 feet to Peconic Bay.
ToGETHER with an that equal right conveyed to the party of the first part shared with other
owners of land along the creek abutting the subject premises to such right as the party of the first
part's predecessor in title had of access to Peconic Bay over the waters of said creek.
TOGETHER WITH an equal right of way with the party of the first part and with other persons
to whom Frank E. Hom has conveyed or may convey to use for purposes of ingress, egress,
parking, general beach use,the following described parcel of land:
BEGINNING at a point on the southerly line of said proposed highway to be known as "Island
View Lane", at the northeasterly corner of land conveyed by Frank E. Horn to Greer, said point
of beginning being South 23 degrees 31 minutes West 52.94 feet from the southwesterly comer of
lot 978 shown on said filed map #1124; from said point of beginning running along said southerly
line of said "Island View Lane" South 85 degrees 40 minutes 30 seconds East 16.6 feet; thence
along land of the party of the fust part and others four courses as follows: (1) South 11 degrees
10 minutes 30 seconds East 135.40 feet;thence (2)North 78 degrees 49 minutes 30 seconds East
9.0 feet; thence (3) South 11 degrees 10 minutes 30 seconds East 77 feet; thence (4) South 60
degrees 46 minutes East 163.38 feet to a point on the ordinary high water mark of Peconic Bay
which is 200 feet southerly from the southerly line of Horton Barr; thence southerly along said
ordinary high water mark of Peconic Bay to a point which is South 13 degrees 30 minutes East
200 feet from the last described point;thence at right angles to the last described course South 76
degrees 30 minutes West 80.0 feet to ordinary high water mark of the creek; thence northerly
along said ordinary high water mark of the creek to a point which is North 10 degrees 38 minutes
20 seconds West 200.25 feet from the last described point; thence westerly along ordinary high
water mark of the creek to the southeasterly comer of said land now or formerly of Melvin Greer,
being North 83 degrees 22 minutes West 91.38 feet from the last described point; thence along
said land now or formerly of Melvin Greer two courses as follows: (1) North 7 degrees 50
minutes 30 seconds West - 130.0 feet;thence (2) North 11 degrees 10 minutes 30 seconds West
167.85 feet to the point of beginning. Excepting however, the reservation of right to `raise a
bulkhead" along said beach as set forth in a certain deed dated 8/27/60 recorded in the Suffolk
County Clerk's Office in Liber 4867 page 21.
SUBJECT to a right of way 16 feet in width across the northerly end of the premises adjoining
land now or formerly of Pekunka;
SUBJECT to zoning regulations and ordinances of the Town of Southold, Suffolk County, New
York;
