WITNESSETH,that the party of the first part,in consideration of Ten Dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being in the Village of Greenport, Town of Southold, County of Suffolk and
State of New York, bounded and described as follows:
BEGINNING at a point on the easterly side of Second Street distant 50.00 feet
southerly from Webb Street, as measured along the easterly side of Second Street,
which point is also the southwesterly corner of land now or formerly of Brandi;
RUNNING THENCE North 83 degrees 07 minutes 30 seconds East along the southerly
side of Land of Brandi, 149.55 feet to a monument and land now or formerly of
Horton;
THENCE South 07 degrees 18 minutes 20 seconds East along the westerly side of
land of Horton, 49.94 feet to land of Perham and Fordham;
THENCE South 83 degrees 06 minutes 00 seconds West along the northerly side of
said land 150.01 feet to the easterly side of Second Street;
THENCE North 06 degrees 47 minutes 00 seconds West along the easterly side of
Second Street, 50.00 feet to the point or place of BEGINNING.
BEING AND INTENDED TO BE premises conveyed to the grantor herein by deed from
William A. King and Fannie E. Ruffin (formerly Fannie E. King) , his wife, dated
6/12/87 and recorded in the Office of the Clerk of the County of Suffolk on
10/19/90 in Liber 11155 of Conveyances at Page 401.

the same first to the payment of the cost of the improvctaent before using any part of the total of the same for
any other purpose.
