and AGNES COMBS, residing at 6525 Indian Neck Lane, Peconic, NY
11958 , party of the second part,
WITNESSETH, that the party of the first part, in consideration of ten dollars
and other valuable consideration paid by the party of the second part, does
hereby grant and release unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever,
DIST: ALL that certain plot, piece or parcel of land, with the buildings
1000 and improvements thereon erected, situate, lying and being at
Indian Neck near Peconic, Town of Southold, County of Suffolk and
SECT: State of New York, bounded and described as follows : BEGINNING at
a concrete monument set on the northerly side of the Indian Neck
086.00 Road distant 79 .42 feet westerly from a concrete monument marking
the southwesterly corner of premises conveyed by Edith Mitchill
BLOCK: Prellwitz to James P . Knowles and Anna D. Knowles, his wife, by
06.00 deed dated June 5, 1941, recorded June 17, 1941, in Liber 2168 of
deeds at page 515 ; THENCE from said point of beginning running
LOT: South 73 degrees 29 minutes 20 seconds West along the northerly
side of Indian Neck Road 79 . 95 feet to a monument and land now or
024.000 formerly of Frank H. Lubbe; THENCE North 3 degrees 48 minutes 30
seconds East along the easterly line of said land now or formerly
of Frank H. Lubbe 449 . 64 feet to Richmond Creek, also known as
Hutchinson Creek; RUNNING TIJEJICE Easterly along said Creek about
75 feet to the point of intersection of said Creek with a line
drawn from the point of beginning on a course North 3 degrees 48
minutes 30 seconds East; and RUNNING THENCE South 3 degrees 48
minutes 30 seconds West 421 . 86 feet more or less to the point or
place of beginning.
ALL that certain plot, piece or parcel of vacant land, situate,
lying and being at Peconic, in the Town of Southold, County of
Suffolk and State of New York, bounded and described as follows :
BEGINNING at a monument on the northerly line of Indian Neck Road
at the southeasterly corner of land of the Grantors and the
southwesterly corner of land now or formerly of Agnes Combs and
John D. Cruickshank; from said point of beginning running alongsaid
land of the Grantors, North 3 degrees 48 minutes 30 seconds East,
a distance of 420 feet, more or less, to ordinary high water mark
of Richmond Creek; THENCE easterly along said high water mark, 0 .25
feet, more or less, to a point which is 0 . 25 feet easterly from the
last described point measured at right angles thereto; THENCE
through said land now or formerly of Agnes Combs and John D.
Cruickshank on a line parallel to and 0 . 25 feet easterly from said
land of the Grantors, South 3 degrees 48 minutes 30 seconds West,
a distance of 420 feet more or less, to said northerly line of
Indian Neck Road; THENCE along said northerly line, South 73
degrees 29 minutes 20 seconds West, a distance of 0 . 27 feet to the
point or place of BEGINNING. BEING AND INTENDED TO BE the same
premises conveyed to the Grantor herein by deed dated May 29, 1992, and recorded
on June 18, 1992, in the office of the Clerk of the County of Suffolk in liber
11485 of conveyances at page 220. The premises is entirely owned by the
transferors. TOGETHER with all right, title and interest, if any, of the party
of the first part in and to any streets and roads abutting the above described
premises to the center lines thereof; TOGETHER with the appurtenances and
all the estate and rights of the party of the first part in and to
said premises; TO HAVE AND TO HOLD the premises herein granted unto the
party of the second part, the heirs or successors and assigns of the party of
the second part forever. AND the party of the first part covenants that the
party of the first part has not done or suffered anything whereby the said
premises have been encumbered in any way whatever, except as aforesaid.
