WITNESSETH,that the party of the first part, in consideration of Ten Dollars and other valuable consideration
paid by the party of the second part,does hereby grant and release unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being k9kot near Greenport Village, Town of Southold, County of
Suffolk and State of New York and described as Lot No. 63 on a
certain map entitled "Map of Eastern Shores at Greenport'' , filed
in the office of the Clerk of the County of Suffolk on April 27 ,
1964 as Map No. 4021 .
TOGETHER WITH beach rights and access thereto as described in grant
made by H.J.S. Land & Development Corp. and J.M.S . Land & Develop-
ment Corp. to Eastern Shores, Inc. , dated the 17th day of March,
1965 and recorded in the Suffolk County Clerk' s Office on March
18 , 1965 in Liber 5716 at page 16 .
SUBJECT TO Covenants and Restrictions shown on list attached thereto
and .thereby made a part thereof.
BEING THE SAME PREMISES described in the Deed dated August 23, 1974
recorded on August 30, 1974 in Liber 7705 Page 595 .
TOGETHER with all right, title and interest, if any,of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all
the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the
premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of the
