ALL that certain piece, parcel, or tract of land situate, lying, and being at Mattituck, Town of Sc)uti'mM,
County of Suffolk, and State of New York bounded and described as follows:
Beginning at a cement monument there set in the ground on the East side of the highway known as
Bay Avenue, being distant the following two courses from the comer formed by the intersection of the
southerly side of Riley Avenue and the easterly side of Bay Avenue:
1 ) southerly along the easterly side of Bay Avenue 227.00 feet to the northwesterly corner of
premises being described;
2) south 0 degrees 42 minutes East 20 feet to the point of beginning;
running thence south 80 degrees 52' east 384.5 feet (deed) (384.98 feet Actual) along the land of Riley
Brothers to a monument;
thence south 68 degrees 24 minutes 40 seconds East 82 feet (deed) (60.00 feet Actual) to Willis
Creek or James Creek;
thence in an easterly (or nodhedy) direction along Willis or James Creek, as it curves, about 200 fee{
to a cement monument there set in the ground;
thence north 68 degrees 40' west 139.9 feet (deed) (139,4 feet Map) along the land of Riley Brothers
to another cement monument there set in the ground;
thence south 70 degrees 31' west 260.9 feet (deed) (261.9 feet Actual) along the land of Arthur R.
Rose to another cement monumer~ there set in the ground on the easterly side of the highway known
as Bay Avenue;
thence south {:) degree 42' east along said highway known as Bay Avenue a distance of 20 feet to the
point or place of BEGINNING.
FOR CONVEYANCING ONLY: TOGETHER with all the right, title and interest of the party of the first
part, of in and to the land tying in the street in front of and adjoining said premises.
