TOGETIIER with ell right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
I1OLD the premises- herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said previses have been encumbered inany way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the sane first to the payment of the cost of the improveneut before using any part of the total of the same for
any other purpose.

ALL That certain plot,place or parcel of land with the buildings and improvements thereon erected,situate,lying
and being at Greenport, in the Town of Southold, County of Suffolk and State of New York, being known and
designated as Lot 2 on "Map of Mooresland", filed in the Suffolk County Clerk's office on December 22, 1994
as File No. 257, being known as Pheasant Run Estates Condominium I. premises described as follows:
BEGINNING at a point on the easterly line of Moores Lane said point being the terminus of a curve which
connects the northerly line of Cedarfields Drive with the easterly line of Moores Lane;
RUNNING THENCE from said point and place of beginning along the easterly line of Moores Lane north 17
degrees 15 minutes 00 seconds west a distance of 1151.66 feet to a point and the beginning of a curve to the
right;
THENCE along said curve to the right having a radius of 20.00 feet a distance of 29.03 feet to a point on the
southerly line of Middle Road (C.R. 48);
THENCE along the southerly line of Middle Road (C.R. 48) north 65 degrees 54 minutes 50 seconds east a
distance of 78.52 feet to a point;
THENCE north 69 degrees 00 minutes 20 seconds east a distance of 695.97 feet to a point and the westerly line
of the subdivision map know as "Cedarfields" filed in the office of the Suffolk County Clerk as Map Number

THENCE along the westerly line of aforementioned subdivision south 16 degrees 01 minutes 50 seconds east
a distance of 1254.09 feet to a point on the northerly line of Cedarfields Drive;
THENCE along the northerly line of Cedarfields Drive south 58 degrees 15 minutes 00 seconds west a distance
of 3298 feet to a point and the beginning of a curve to the right;
THENCE along said curve to the right having a radius of 689.69 feet a distance of 198.62 feet;
THENCE south 74 degrees 45 minutes 00 seconds west a distance of 496.39 feet to a point and the beginning
of a curve to the right which connects the northerly line of Cedarfields Drive with the easterly line of Moores
Lane.
THENCE along said curve to the right having a radius of 40.00 feet a distance of 61.44 feet to the point and
place of BEGINNING.
The Grantor herein is the same entity as the Grantee in deed dated 6/30/93, recorded 8/20/93 in Liber 11640,
at Page 929.
The within described premises are not in an agricultural district and are wholly owned by the Transferor.
This conveyance is made in the regular course of business conducted by the party of the first part. /
