BEGINNING at a point on the easterly side of Aldrich Lane distant 605.11 feet math, as measured along the
easterly side of Aldrich Lane~ from the comer formed by the intersection of the easterly side of Aldrich Lane
and the southerly side of Sound Avenue;
Running thence North 72 degrees 45 minutes 50 seconds east 168.38 feet;
Running thence sooth 19 degrees 46 minutes 00 seconds east 289.94 feet;
Running thence sooth 77 degrees 54 minutes l0 seconds west 157.24 feet to the easterly side of Aldrich Lane;
Running thence along the easterly side of Aldrich Lane the following two courses and distances: l) North 24 degrees 10 minutes 30 seconds west 150.00 feet;
2) North 20 degrees 09 minutes 00 seconds west 126.84 feet to the point or prate of BEGINNING.
TOGETHER with an easement of ingress and egress by vehicle oron foot in and to any streets or roads as
shown on the filed map;
RESERVING to the party of the first part, its successors or assigns the fee of all land lying in the bed of any
and all such streels and roads together with natural drainage areas shown on the filed map to the Town of
Southold or any other municipal authority, without the consent of any lot owner, mortgagee or any other party,
at which Omc the easement of ingress and egress shall be automatically extinguished.
AND TOGETHER with the benefits and SUBJECT to the burdens, covenants, restrictions, by-laws, rules,
regulations and easements, all as set forth in the Amendment to Declaration (setting forth Covenams,
Restrictions, Easements, Charges and Liens) made by the party of the first part, dated June 7, 1993, and
recorded in the Office of the Clerk of the County of Suffolk on the 8a day of July, 1993, in Libor 11635 of
Conveyances at Page 684 and other covenants, restrictions, easements and rights-of-way of record,
SAID premises being known as and located at 6700 Aldrich Lane, Mattituek, New York.
BEING and intended to be the same premises conveyed to the party of the first part by deed dated November
24, 2010 and recorded in the Suffolk County Clerk's Office on June 29, 201 [[n Liber D000t2664 page 106.
TOGETHER with all right, title and interest, if any, of the party of the first pa~t, in and to any streets and roads
abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances, and
also all l~e estate which the said decedent had at the time of decedent's death in said premises, and also the
estate therein, which the party of the first part has or has power to convey or dispose of, whether individually,
or by virtue of said will or otherwise; TO HAVE AND TO HOLD the premises herein granted unto the party of
the second part, the heirs or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the patty of the first part, in compliance with Section 13 of the Lhsn Law, covenants that the party of the
first part will receive the consideration for this conveyance and will hold the right to receive such consideration
as a trust fund to be applied first for the purpose of paying lhe cost of the improvement and will apply the same
first to the payment of the cost of the improvement before using any part of the total of the same for any other
purpose. The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so
requires,
