when taken together being bounded northerly two hundred fifty-four
( 254) feet by land formerly of Wm. H. H. Moore, easterly one hundred
eighty-six ( 186) feet, by Lot number ( 11 ) , southerly by Madison
Avenue, one hundred eighty-two ( 182 ) feet and westerly by land
formerly of Wm. H. H. Moore, one hundred twenty ( 120 ) feet .
BEING AND INTENDED TO BE the same premises conveyed to the party of
the first part by deed dated November 30, 1992 , made by JAMES E.
MERRICK , AUSTRALIA MERRICK, his wife, and FRANCES G. CRATCH, and
recorded in the office of the Suffolk County Clerk on December 23 ,
1992 , in Liber 11595 of Deeds at Page 037 .
RESERVING, HOWEVER, a legal life estate in the above-described
premises with the buildings and improvements thereon erected in and
to FRANCES G . CRATCH, solely for the use and occupancy of said
