Southampton, New York 11968.
party of the second part,
WITNESSETH,that the party of the first part, in consideration of Ten Dollars and other valuable consideration
paid by the party of the second part,does hereby grant and release unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being in the Village of Greenport, Town of Southold, County of Suffolk
and State of New York bounded and described as follows :
BEGINNING at the point formed by the intersection of the northerly side
of Monsell Place with the westerly side of Atlantic Avenue;
RUNNING THENCE South 72 degrees 32 minutes 20 seconds West along the
northerly side of Monsell Place, 110.00 feet to a monument and land of
Wester;
.THENCE North 17 Degrees 32 minutes 20 seconds West along said land or
Wester, 97.96 feet to a mounument and land of Rowe;
THENCE North 73 Degrees 06 minutes 40 seconds East along said land of
Rowe and later along land of Horowitz, 110.00 feet to a monument and the
westerly side of Atlantic Avenue;
THENCE South 17 degrees 33 minutes 00 seconds East along the westerly
side of Atlantic Avenue, 96.68 feet to the corner at the point or place
of BEGINNING
The above described premises being known and designated at Parts of Lot
Nos. 51 , 52, and 53 on a certain map entitled, "Map of Sterling Manor" ,
Filed on June 18, 1873 in the office of the Clerk of the County of
Suffolk as Map No. 53 and also shown as parts of Lot Nos, 12, 13 and 14
on a certain map entitled, "Map of Greenport village" filed August 10,
1838 in the Office of the Clerk of the County of Suffolk as Map No. 9.
Together with all right, title and interest of, in and to any streets
and roads abutting the above described premises, to the center line
thereof.
BEING AND INTENDED TO BE the same premises conveyed to the party of the
first part by deed dated May 17, 1993 and rete thed in the Suffolk
County Clerk ' s Office on May 20, 1993 in Liber 11629 Page 850.
TOGETHER with all right, title and interest, if any,of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all
the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the

AND the party of the first part covenants that the party of the first part has not done or suffered anything
