N BEGINNING at a point on the northeasterly aide of a 25 foot private road where
the same is interesected by the northwesterly side of land now or formerly of Doroth
F. Schipp, formerly of Kalymnios; running thence along the northeasterly side of sai
25 foot Private Road, North 46 degrees 09 minutes 00 seconds West 100 feet to land
Sect. 52 now or formerly of Ruch; running thence along said land North 43 degrees 51 minutes
00 seconds East 150 feet to land shown on Map of Shorecrest No. 5584; running thence
Blk. 3 along said land South 46 degrees 09 minutes 00 seconds East 100 feet to said land
now or formerly of Dorothea 'F. Schipp; running thence along said land South 43
Lot 4 degrees 51 minutes 00 seconds West 150 feet to the point or place of beginning.
TOGETHER with a 20 foot right—of—way running along the westerly boundary
of lands now or formerly of Cornelius Greenleaf and leading from the above—described
private road to the waters of Arshamomaque7B4y.
TOGETHER with a 25 foot right—of—way leading from the premises above herein
described to the waters of Long Island Sound.
SAID premises being known as 505 Ruch Lane, Southold, New York;
BEING the same premises conveyed to Grantor by Deed dated May 20, 1971, recorde
in the Suffolk County Clerk's Office, May 26, 1976 in Liber 6936 at page 380 and the
same is entirely owned by the Grantor, and the premises are not in an agricultural
district.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the fust part,in compliance with Section 13 of the Lien Law, hereby covenants that the party
of the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
