WITNESSETH, that the party of the first part, in consideration of EIGHT HUNDRED FIFTY

paid by the party of the second part, does hereby grant and release unto the party of the second
part, the heirs or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements

BEING AND INTENDED TO BE the same premises conveyed to thc party of the first part by
deed dated July 12, 1960 and filed in the Office of the Clerk of the County of Suffolk on July 14,
1960 in Liber 4841 on Page 270, made by Granters. Max H. Haas and Jeannette Haas, his wife.
TOGETHER with all fight, title and interest, if any, of the party of the first part in and to any
streets and roads abutting the above described premises to the center lines thereof; TOGETHER
with the appurtenances and all the estate and rights of the party of the first part in and to said
premises; TO HAVE AND TO HOLD thc premises herein granted unto the party of the second
part, the heirs or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered
anything whereby the said laemises have been encumbered in any way whatever, except as
aforesaid.
AND the party of the first part; in compliance with Seetion'l 3 of the Lien Law, covenants that
the party of the first part will receive the consideration for this conveyance and will hold the
right to receive such consideration as a trust fund to be applied first for the purpose of pa~ng the

All that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate, lying
and being at Southold, in ~e Town of Southold, County of Suffolk and State of New York, bounded and described a~

· BEGINNING* at a point on ~he northerly side of Calves Neck Road. distant 1,078.00' feet easterly as measured
along the same from the comer formed by the intersection of the easterly side of Youngs Avenue with the northe, rly side
of Calves Neck Road;
RUNNING THENCE North 15 degrees 38 minu~es 40 seconds East along the easterly lands now or formerly of
Michael DiCado and Mildred DiCarlo, 226.20 feet to the high water line of Town Creek;
RUNNING THENCE along said waters of Town Creek the following three courses and distances:

2) South 31 degrees 46 minutes 05 seconds East, 43.87 feet;
3) South 52 degrees 26 minutes 50 seconds EasL 26.85 feet to the westerly lands now or formerly of Donald
C, Webster and Ann $. Webster,
RUNNING TI-ii,CE along said lands, South 24 degrees 08 minutes 30 'seconds West, 180.64 feet to the
northerly side of Calves Neck Road;
RUNNINO THENCE aloag the northerly side of Calves Neck Road, the following two courts and distances:
i) North 53 degrees 27 minutes 10 seconds West, 23.75 feet;
2) Nooh 69 degrees 01 minutes 20 seconds West, 106.25 feet to the point or place of BEGINNINO.
TOGETHER WITH a right of way over said 16.5 foot right of way from the southerly end of Youngs Avenue to
