hereby grant and release unto the party of thc second part, the heirs or successors and assigns of the party of
the second part forever,
ALL that certain plot, piece or parcel of land~ with the buildings and improvements thereon erected,
situate, lying and being in the Town of Southold, County of Suffolk, and State of New York:
KNOWN AND DESIGNATED as Lot g23 on survey map entitled "Map of Subdlvision known as
Kennewood" made by Otto W. Van Tuyl & Son, Licensed Land Surveyors, dated January 9, 1954 and filed
in the Suffolk County Clerk's Office on March 30, 1954, as map #21g0;
BEING ALSO DESIGNATED as Section 59, Block 7, Lot 5 on the tax map of the Town of Southold,
County of Suffolk and being commonly known as 2475 Kenny$ Road, Southold, NY, 11971;
BEING AND INTENDED TO BE the same premises conveyed to FRED F. COBET, JR., now
deceased, by deed dated January 29, 1993 which deed was recorded in the Office of the Clerk of the
County of Suffolk on March 29, 1993 in Libor 11623 at page 330.
TOGETHER with all fight, title and interest, if any, of the party of thc first part in and to any sh-ccts and
roads abutting the above described premises ~ the center lines thereof; TOGETHER with the
appurtenances, and also all the ertate which the said decedem had at the time of the decedent's death in said
premises, and also the esta~ therein, which thc party of the first part has or has power to convey or dispose
of, whether individual, or otherwise;
TO HAVE AND TO HOLD thc premises herein granted unto the party of*3e second part, the heirs or
successors and assigns of thc party of thc s~cond part forever,
AND the party of the first part covenants that the party of tim first part has not done or suffered anything

AND THE party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive tim consideration for this conveyance and will hold the right to receive such
consideration as a trust fund to be applied first for the purpose of paying the cost of the improvement, and
will apply thc same first to thc payment of the cost of thc improvement before using any part of thc total of
the same for any other purpose.
