WITNESSETH, that thc party of the first part, by virtue of the power and authority given in and by said last

BEGINNING at the northwest comer of the premises, said point also being thc southwest comer of lands
now or formerly of Holder;
RUNNING THENCE along the southerly line of lands now or formerly of Holder, North 76 degrees 22
minutes 00 seconds East 454.19 feet;
THENCE South 26 degrees 53 minutes 5(} ~vonds East 300 feet;
THENCE South 52 degrees 20 minutes 00 seconds West 450 feet to lands now or formerly of Sage;
THENCE along lands last above mentioned, North 26 degrees 53 minutes 50 seconds West 488.29 feet to

TOGETHER with a 34 foot Right of Way along southerly and a portion of the easterly lines of said

BEING AND INTENDED TO BE part of the same premises conveyed to the party of the fir~l par~ by
deed dated January 18, 1990 recorded in the Office of the Clerk of the County-of Suffolk in Liber
11012 page 179.
EXCEPTING THEREFROM so much of the premises as has been conveyed to James Bondarchuk and
Ncttie Bondarchuk, his wife, by deed dated June 22, t990 recorded in the Office of the Clerk of the County
of Suffolk on August 1, 1990 in Liber I 1112 at page 338.
EXCEPTING THERF~ROM so much of the premises as has been conveyed to William J. Schneider and
Joan Schneider, his wife, by deed dated June 22, 1990 recorded in the Office of the Clerk of the County of
Suffolk on August I, 1990 in Liber 11112 at page 340,
EXCEPTING THEREFROM so much oft'ac premises as has been conveyed to John Krepp and Margaret
Krepp, his wife, as to a 50% interest and Richard Rom and Dorothy Rom, his wife, as to a 50% interest, by
deed dated August 8, 2006 recorded in the Office of the Clerk of the County of Suffolk on August 24, 2006
in Liber 12466 at page 023.
TOGETHER with ali right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the cemer lines thereof; TOGETHER with the
appurtenances, and also all the estate which the said decedent had at the time of the decedent's death in said
premises, and also the estate thcxein, which the party of the first part has or has power to conYe~ or dispose
of, whether individual, or otherwise;
TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever.
AND the pany of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been incumbered in any way whatever, except as aforesaid.
AND THE party of thc first pan, in compliance with Section 13 of the Lien Law, covenants that the piny of
the first part will receive the consideration for this conveyance and will hold the right to receive such
consideration as a trust fund to be applied fn-s~ for thc purpose of paying the cost of the improvement, and
will apply thc same first to the payment of the cost of the improve, rn~m before using any part of the total of
the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the s~nse of this indenture so requires.
