Dear Neighbor:
In accord with the provisions of the Town Code of the Town of Southold, the owner of Indian
Neck Farm is seeking site plan approval fi.om the Town Planning Board to establish a groom's
quarters in an existing ham for the purpose of supporting the residential/agricultural use of the
property. The formal notice oftbe public hearing on this matter is included with this letter.
The total property contains some 133+ acres, the majority of which is devoted to horse paddocks
and exercise areas. Three barns have been completed and contain stabling facilities for 60 horses.
In the middle barn, within the second floor central gable, there exists sufficient room to establish
an apartment of some 1243 SF to provide for 24 hour on-site supervision of the horse farm. The
Zoning Board of Appeals has granted its approval of this project and the Building Inspector has
determined that this use is appropriate subject to Planning Board approval of the site plan.
The structures on this property are shown on the attached plan entitled "Survey" prepared by
Barrett Bonacci & Van Weele, PC which is also enclosed. With the exception of adding exterior
balconies to the middle barn for fire escape purposes, no visible changes to the buildings are
proposed. In the paddocks there are proposed several 'hun-in" shelters for the horses. No other
changes to the property are proposed. The public hearing is to be held at 6:00 PM on April 11~ at
Southold Town Hall. You are invited to attend the public hearing if you wish.

Notice to Adiacent Property Owners.
You are hereby given notice:
1. That the undersigned has applied to the Planning Board of the Town of
Southold for a site plan;
2. That the property which is the subject of the application is located adjacent to
your property and is described as follows: SCTM#1000-98-1-27.1 & 2.1 and 97-
9-10.4 & 12;
3. That the property which is the subject of this application is located in the A-C
Zoning District;
4. That the application is for a change of use for existing buildings from residential
accessory structures to primary agricultural structures. The buildings include
three horse barns, two at 5,087 s.f. and one at 6,885 s.f., and two 12' diameter
silos. Buildings proposed to be added include six 12' X 24' pasture shelters. Also
proposed is a 1,243 s.f. apartment on the second floor of the largest barn for the
purpose of living quarters for on-site supervision of the horses (granted a ZBA
special exception approval as a "Farm Labor Camp" in February, 2011). The
property is located at 4170 Indian Neck Lane, on 133+ acres on the south side of
Indian Neck Lane, 646 feet west of Arrowhead Lane, Peconic;
5. That the files pertaining to this application are open for your information during
normal business days between the hours of 8 a.m. and 4 p.m. in the Planning
Department located in the Town Hall Annex on the corner of Youngs Ave. & NYS
Rte. 25, Southold (2nd FI., Capital One Bank). If you have any questions, you can

6. That a public hearing will be held on the matter by the Planning Board on
Monday, April 11, 2011 at 6:00 p.m. in the Meeting Hall at Southold Town

five days prior to the date of such hearing in The Suffolk Times, published in the
Town of Southold; that you or your representative have the right to appear and
be heard at such hearing.
