BORRELLI and FRANCES J. BORRELLI, residing at 74 Peterson Place, Lynbrook, NY; EDWARD b. ONGIONI and ELEANOR ONGIONI, residing at 35 Prospect Park West, Brooklyn, NY; PATRICK GELLSNEAU, residing at 40 Foxwood Drive, Sommerset, NJ; and LOUISE/FOX, residing at 227 Harmon Cove Tower, Secaucus, NJ, /q. /Ne. party of the first part, and NORTH FORK HOUSING ALLIANCE; residing at 110 South Street, Greenport, NY 11944, party of the second part, Witnesseth, that the party of the first part, in consideration of Ten Dollars and other valuable consideration paid by the party of the second part, does hereby grant and release unto ,the party of the second part, the heirs or successors and assigns of the party of the second part forever, All that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate, lying and being on the west side of Main Street in the Village of Greenport, County of Suffolk and State of New York, being more particularly bounded and described as follows: BEGINNING at a point on the westerly side of Main Street distant 221.98 feet southerly as measured along the westerly side of Main Street from North Street; RUNNING THENCE South 7 degrees 01 minutes 50 seconds East along the westerly side of Main Street 49.50 feet to land now or formerly of Kowalski; THENCE South 84 degrees 23 minutes 20 seconds West along last mentioned land 165.85 feet to land now or formerly of Van Etten; THENCE North 6 degrees 55 minutes 40 seconds West along last mentioned land and land now or formerly of Rudovsky & Mitchell 49.50 feet to land now or formerly of Hamilton; THENCE North 84 degrees 23 minutes 20 seconds East along last mentioned land 165.72 feet to the westerly side of Main Street and the point or place of BEGINNING. BEING AND INTENDED TO BE the same premise conveyed to the grantors herein in deed dated October 14, 1988, recorded on November 8, 1988 in liber 10732, cp 349. Said premises also known as 523 Main Street, Greenport, NY. Together with all right, title and interest, if any, of the party of the first part in and to any streets and roads abutting the above described premises to the center lines thereof; Together with the appurtenances and all the estate and rights of the party of the first part in and to said premises; To Have and to Hold the premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of the second part forever. And the party of the first part covenants that the party of the first part has not done or suffered anything whereby the said premises have been encumbered in any. way whatever, except as aforesaid. And the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first part will receive the consideration for this conveyance and will hold the right to receive such consideration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to the payment of the cost of the improvement before using any part of the total of the same for any other purpose.
