County of Suffolk and State of New York, known and designated as Lot No. 72 on a
certain map entitled 'Map of Pebble Beach Farms", and filed in the Office of the Clerk of
the County of Suffolk on June 11, 1975, as Map No. 6266.
Intend to be part of the same premises conveyed to herein party of the first part by
Indenture dated May 21, 1981, and recorded in the office of the County Clerk, Suffolk
County on May 28, 1981 in Liber 9009, Page 01.
ALL THAT certain plot, piece or parcel of land with the building and improvements
thereon erected, situate, lying and being at East Marion, Town of Southold, County of
Suffolk and State of New York, bounded and described as follows:
BEGINNING, at a point on the westedy line of Rocky Point Road, about 4460 feel
northerly along said westedy line from the Main Road, said point of beginning being the
northeasterly corner of land of McNamara and the southeasterly comer of the premises
herein described; from said poinl of beginning running in a southwesterly direction along
the northwesterly line of said land of McNamara 150.10 feet; thence on a northwesterly
course along land of Kanev 100 feet to the northwesterly corner of the premises herein
described; thence along land of Nanos 150.10 feet to the westedy line of Rocky Point
Road; thence in a southeasterly direction along the westerly line of Rocky Point Road,
100 feet to the point or place of beginning.
BEING and intended to be the same premises conveyed to the party of the first part
herein by Indenture dated November 30, 1960, and recorded in the office of Ihe Clerk of
the County of Suffolk in Libor 49't4 of conveyances at page 439; and
ALSO BEING intended to be the northerly one-half of the premises conveyed to the
party of the first part and others, by deed made by Steve Moraitis and others, dated
October 27, 1960 and recorded in the office of the clerk of the County of Suffolk in libor
4899 of conveyances at page 107 on November 1, 1960.

thereon erected, if any, situate, lying and being in the hamlet of East Madon, Town of
Southold. County of Suffolk and State of New York, known and designates as and by lot
numbered 24 on a certain map entitled "Map of Stars Manor,' filed in lhe Office of the
Clerk of the County of Suffolk on September 19, 1963, as Map No. 3864.
TOGETHER with a dght of way, of varying width, from the northerly end of Stars Road to
Long Island Sound, and the right to use, in common with others, a parcel of beach abut
40 feet by 90 feet, lying easterly of the dght of way and along the ordinary high water
mark of Long island Sound.
Subject to any state of facts an accurate survey might show, an to covenants,
restrictions, easements, agreements, reservations, and zoning regulations of record, if
any,
Subject also to the following restriction: no c~welling house erected on the premises
herein conveyed shall cost less than $10,000.
Intend to be part of the same premises conveyed to herein party of the first part and
others by Indenture dated July 3, 1986, and recorded in the office of the County Clerk,
Suffolk County in Libor 6384, Page 365,
