WITNESSETH, that the party of the first part, in consideration of ten dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being A#eat Greenport, Town of Southold, County of Suffolk and State of New
York, known and described as and by part of Lot 26 on "Map of Sixty Lots of
John G. Champlin" filed in the Office of the Suffolk County Clerk on 10/23/1893 as
Map 11337, and which part of lot is more particularly bounded and described as follows:
Beginning at a point on the southwesterly side of Sterling Place distant 74.78 feet
northwesterly, when measured along the southwesterly side of Sterling Place, from the
corner formed by the intersection of the southwesterly side of Sterling Place and the
northwesterly side of Champlin Place; said point of beginning also being the point of
intersection of the southwesterly side of Sterling Place and the dividing line between
Lots 25 adn :26 on said map;
Running Thence South 73 degrees 25 minutes 00 seconds West along said dividing line
� 0 O between Lots 25 and 26 on said mpa, 110 feet to land now or formerly of C. Helinski;

of C. Helinski, 37. 14 feet to the dividing line between Lots 26 and 27 on said map;

Thence South 30 degrees 27 minutes 30 seconds East, along the southwesterly side of
Sterling Place, 37. 14 feet to the point or place of BEGINNING.
Premises are the same as those described in Liber 11143, cp 548 , to the grantors
herein.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to saidpremises; TO HAVE AND TO
HOLD the premises herein ranted unto the party of the second part, the heirs or successors and assigns of

the party of the second part forever.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
