MARTIN, residing at Hickory Hollows Court, Pallenville, NY 12463, party of the first part, and NORTH FORK HOUSING ALLIANCE, INC., with a place of business at 110 South Street, Greenport, NY 11944, party of the second part, Witnesseth, that the party of the first part, in consideration of Ten Dollars and other valuable consideration paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs or successors and assigns of the party of the second part forever, All that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate, lying and being in the Village of Greenport, Town of Southold, County of Suffolk and State of New York, and being the most easterly part of a certain lot known as Lot No. 91, on a certain map of Wiggins Estate filed in the Office of the Clerk of the County of Suffolk on June 1, 1853 as Map ##534; by Nathan Corwin, Sidney L. Griffin and J. Wickham Case, Commissioners in partition, and being more particularly bounded and described as follows: BEGINNING at the corner formed by the intersection of the northerly side of Wiggins Street and the westerly side of Fifth Street; RUNNING THENCE along the northerly side of Wiggins Street, North 88 degrees 21 minutes 20 seconds West, 43.46 feet to land now or formerly of Vogel; THENCE along land now or formerly of Vogel, North 1 degree 45 minutes 00 seconds East, 79.31 feet to land now or formerly of Santacroce; THENCE along land now or formerly of Santacroce, South 84 degrees 13 minutes 10 seconds East, 50.44 feet to the westerly side of Fifth Street; THENCE along the westerly side of Fifth Street, South 6 degrees 55 minutes 00 seconds We4t,'. 76.0 feet to the corner and the point or place of BEGINNING. BEING AND INTENDED TO BE the same premise conveyed to the grantors herein in deed dated October 29, 1986, recorded on November 7, 1986 in liber 10163, cp 549. Said premises also known as 502 Wiggins Street, Greenport, NY. Together with all right, title and interest, if any, of the party of the first part in and to any streets and roads abutting the above described premises to the center lines thereof; Together with the appurtenances and all the estate and rights of the party of the first part in and to said premises; To Have and to Hold the premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of the second part forever. And the party of the first part covenants that the party of the first part has not done or suffered anything whereby the said premises have been encumbered in any way whatever, except as aforesaid. And the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first part will receive the consideration for this conveyance and will hold the right to receive such consideration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to the payment of the cost of the improvement before using any part of the total of the same for any other purpose.
