HomeMy WebLinkAboutL 11727 P 886 95- o'I 18 OISTRIG7 SECTION BLOCK OT M ID � n 20 0 ,2 17 21 BARGAIN AND SALE DEED qYT WITH COVENANTS AGAINST GRANTOR'S ACTS kr17,)-7 THIS INDENTURE, made May , 1995, between VASILIOS CROKOS, residing at 153 83rd Street, Brooklyn,New York, (hereinafter the"Grantor"), and JEFFREY WENTZ,77 Seventh Avenue, New York, New York (herein die:the"Grantee"), "W WITNESSETH, that the Grantor, in consideration of Ten Dollars ($10.00) and other vahjable consideration paid by the Grantee, does hereby grant and release unto the Grantee,the heirs or successors and assigns of t1w Grantee forever: All that certain plot, piece or parcel of land, situate, lying and being at Greenport, Town of Southold, County of Suffolk and State of New York, known and designated as Lot No. 7 on a certain "Map of Sterling Homes", filed with the Suffolk County Clerk, at Riverhead, New York, on August 25, 1966,as Map No.4709,said lot being bounded and described as follows: BEGINNING at the corner formed by the intersection of the northeasterly side of Beach Road and the Westerly side of Landing Lane; RUNNING THENCE northwesterly along said northeasterly side of Beach Road and along an arc of a curve bearing to the right, having a radius of 386.0 feet, a distance of 161.16 Leet to Lot. iqo.8, on said map; THENCE North 56 degrees 22 minutes 50 seconds East along the division line between Lot Nos. 7 and 8 on said map,75.01 feel to Lot No.6 on said map; THENCE South 75 degrees 51 minutes 10 seconds East along the division line between Lot Nos. 6 and 7 on said map,86.08 feet to the westerly side of Landing Lane; THENCE southerly along said westerly side of Landing Lane; (1) South 2 degrees 55 minutes West, 67.89 feet; and (2) South 23 drl*reea 23 minutes 40 seconds West,70.15 feet to the corner and the point or place of BEGINNING. Premises are the same as those described that certain deed dated July 30, 1988 from Herbert R. Mandell Lorraine E.Mandell,his wife,to the Grantor herein,recorded August 18, 1988 in Liber 10670,cp 553. TOGETHER with all right, title and interest, if any, of the Grantor in and to any streets and roads abutting the above described oremises to the center lines thereof; TOGETHER WITH THE APPURTENANCES AND ALL THE ESTATE AND RIGHTS OF THE Grantor in and to said premises;TO HAVE AND TO HOLD the premises herein granted unto the Grantee,the heirs or successors and assigns of the Grantee. AND the Grantor covenants that the Grantor has not done or suffered anything whereby the said premises have been encumbered in anyway whatever,except as aforesaid. AND the Grantor, in compliance with Section 13 of the Lien Law, covenants that the Granlor will receive the consideration for this conveyance and will hold the right to receive such consideration as a trust fund to be applied fust for the purpose of paying the cost of the improvement and will apply the same first to the payment of the cost of the improvement before using any part of the total of the same for any other purpose.
