Witnesseth, that the party of the first part, in consideration of
Ten Dollars and other valuable consideration paid by the party of
the second part, does hereby grant and release unto the party of
the second part, the heirs or successors and assigns of the party
of the second part forever,
All that certain plot, piece or parcel of land, with the buildings
and improvements thereon erected, situate, lying and being North of
the Village of Greenport, in the Town of Southold, County of
f Suffolk and State of New York, which on a certain map of Sterling
Manor of Greenport, Long Island, signed by John J. Monsell and
filed in the Office of the Clerk of Suffolk County on June 18, 1873
as Map No. 53 is known as and designated as the easterly thirty
feet of lot 17 and all of lots 18 and 19, which said part of lot 17
and lots 18 and 19 when taken together are bounded and described as
follows:
BEGINNING at a concrete monument set at the intersection of the
westerly line of Atlantic Avenue with the northerly line of Bridge
Street and from said point of beginning running thence along said
northerly line of Bridge Street South 73 degrees 46 minutes 10
seconds West 110 . 00 feet to a concrete monument and land now or
formerly of Breglia; running thence along land last mentioned North
17 degrees 36 minutes 20 seconds West 144 . 10 feet to a concrete
monument and land now or formerly of Dickson; running thence along
land last mentioned and land now or formerly of Kalin North 73
degrees 18 minutes 03 seconds East 109. 98 feet to a concrete
monument set at said westerly line of Atlantic Avenue; running
thence along said westerly line of Atlantic Avenue South 17 degrees
36 minutes 20 seconds East 145. 00 feet to a concrete monument set
at the intersection of the westerly line of Atlantic Avenue and the
northerly line of Bridge Street at the point or place of beginning.
BEING AND INTENDED TO BE the same premises conveyed to the parties
of the first part from Howard W. Raynor and Ida A. Raynor, by deed
dated 7/30/75 and recorded in the Suffolk County Clerk' s Office on
8/1/75 in Liber 7884 page 558 .
This conveyance is subject to a Life Estate of Edward J. Kruk and
Leslie J. Kruk.
