THIS INDENTURE, made the 19 day of October, Two Thousand Eleven

RICHARD W. SLEDJESKI and CLARA E. SLEDJESKI,husband and wife, residing at

party of the first part,and
PATRICIA ANN SLEDJESKI, residing at 17 Calebs Way, Greenport, New York 11.944,
party of the second part,
WITNESSETH, that the party of the first part, in consideration of Ten Dollars and other
valuable consideration paid by the party of the second part, does hereby grant and release
unto the party of the second part, the heirs or successors and assigns of the party of the
second part forever,
ALL THAT CERTAIN plot, piece or parcel of land, with the buildings thereon erected,
situate, lying and being in the Town of Southold, County of Suffolk and State of New
York, known and designated as Unit Number 17 on a certain condominium plan entitled,
"Map of Mooresland a/k/a Pheasant Run Estates Condominium I," filed in the Office of
the Clerk of the County of Suffolk on December 22, 1994, as Map plumber 257, and
amended on lune 13, 1995, together with an undivided 5% interest as tenant in common
in the common elements of the condominium described in the Declaration of
Condominium recorded in Liber 11720, Page 629, said condominium being bounded and
described as follow&:
BEGINNING at a monument set at the intersection formed by the southerly line of
Middle Road(C.R. 48)with the easterly line of Moore's Lane;
RUNNING THENCE from said monument and point and place of beginning in an
easterly direction along the southerly line of Middle Road (C.R. 48) the fallowing two
courses and distances:
1 North 65 degrees 54 minutes 50 seconds East, a distance of 96.77 feet to a
monument;
2) North 69 degrees 00 minutes 20 seconds East, a distance of 695.97 feet to a point
and lands now or formerly of John A.Costello;
THENCE along lands now or formerly of John A. Costello, South 16 degrees 01 minutes
50 seconds East, a distance of 1254.09 feet to a point;
THENCE South 58 degrees 15 minutes 00 seconds West, a distance of 32.98 feet to a
point and the beginning of a curve to the right;
THENCE along said curve bearing to the right having a radius of 689.69 feet a distance
of 198.62 feet to a point;
THENCE still along the lands now or formerly of John A. Costello, south 75 degrees 45
minutes 00 seconds West a distance of 496.29 feet to a point;
THENCE along a curve bearing to the right having a radius of 44.00 feet a distance of
61.44 feet to the easterly side of Moore's Lane;
THENCE northerly along the easterly line of Moore's Lane, North 17 degrees 15 minutes
00 seconds West, a distance of 1169.41 feet to the point or place of BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed to the party of the first
part by deed dated October 23, 2000, and recorded November 2, 2000, in the Suffolk
County Clerk's Office in Liber 12082, Page 237.
RESERVING, HOWEVER, a legal life estate in the above-described premises with the
buildings and improvements thereon erected,in and to the party of the first part.
THE PARTY OF THE FIRST PART HEREBY RESERVES A SPECIAL POWER OF
APPOINTIbIENT, exercisable as often as they may choose, to change their remainderman
as follows:
TO or among any one or more members of a class consisting of the party of the first
part's descendants, in any degree, whether presently living or born hereafter, in such
proportions and amounts, without regard to equality, outright or in trust, as the party of
the first part may direct and appoint during her lifetime by properly written and
acknowledged instrument, and recorded prior to death, making specific reference to this
power of appointment. The party of the first part may not appoint themselves, their
estate, their creditors or the creditors of their estate, under any circumstances.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to
any streets and roads abutting the above described premises to the center lines thereof;
TOGETHER with the appurtenances and all the estate and rights of the party of the first
part in and to said premises; TO HAVE AND TO HOLD the premises herein granted
unto the party of the second part, the heirs or successors and assigns of the party of the
second part forever.
AND the party of the first part covenants that the party of the first part has not done or
suffered anything whereby the said premises have been encumbered in any way
whatever, except as aforesaid.
` ANLL the party of the first part, in compliance with Section 13 of the Lien Law, covenants
that the party of the first part witl receive the consideration for this conveyance and will
hold the right to receive such consideration as a trust fund to be applied first far the
purpose of paying the cost of the improvement and will apply the same first to the
payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall he construed as if it read "parties" whenever the sense of this
indenture so requires.
IN WITNESS WHEREOF, the party of the first part has duly executed this deed the day
and year first above written.
