WALLERaflife tenant, residing at 437 Second Street, Greenport, New York 11944, and CHARLES W. EDWARDS, as Trustee of Waller Land Trust, dated February 2, 1995, as Remainderman, residing at 625 Third Street, Greenport, New York 11944, party of the second part, WITNESSETH,that the party of the first part,in consideration of Ten Dollars and other valuable consideration paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs or successors and assigns of the party of the second part forever, ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate, lying and being in-Ahm at Greenport, in the Town of Southold, County of Suffolk and State of New York, bounded and described as follows: Northerly by land formerly of Michael Keary, easterly by Second Street, southerly by land now or formerly of Samuel Foster, and westerly by land formerly of Victoria Walaitene. Said premises being fifty (50) feet, more or less, front and rear, and one hundred (100) feet, more or less, in depth. BEING AND INTENDED TO BE the same premises conveyed to Edgar Waller and Rose E. Waller, his wife, by deed dated October 20, 1962, and recorded in Suffolk County Clerk's Office on Nvember 5, 1962, in Liber 5259, Page 232. Rose E. Waller is the same person as Rosa E. Waller TAX MAP DESIGNATION Dist. TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and 1001 roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances Sec. and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO 004.00 HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of BIk the party of the second part forever. 02.00 Lot(0: AND the party of the first part covenants that the party of the first part has not done or suffered anything 015.000 whereby the said premises have been encumbered in any way whatever, except as aforesaid. AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first part will receive the consideration for this conveyance and will hold the right to receive such consid- eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to the payment of the cost of the improvement before using any part of the total of the same for any other purpose.
