first part by deed dated June 25, 1985 and recorded in the Office of the Clerk

TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.

erected, situate, lying and being in the Incorporated Village of Greenport, Town of Southold,
Suffolk County and State of New York, bounded and described as follows:
BEGINNING at a point on the easterly side of Carpenter Street distant 44.50 feet northerly as
measured along the easterly side of Carpenter Street from the corner formed by the intersection
of the northerly side of Ludlum Place with the easterly side of Carpenter Street;
RUNNING THENCE north 6 degrees 55 minutes 10 seconds west along the easterly side of
Carpenter Street a distance of 37.65 feet to a point and land now or formerly of N.E.L. Realty
& Development Corp.;
THENCE along last mentioned land north 82 degrees 36 minutes 50 seconds east, 101.77 feet
to a point and land now or fonnerly of Damalas and Moratis; a
THENCE along last mentioned land the following (2) courses and distances:
1) South 14 degrees 39 minutes 50 seconds east a distance of 27.14 feet to a point;
2) South 76 degrees 49`minutes 10 seconds west a distance of 106.04 feet to the easterly side
of Carpenter Street at the point or place of BEGINNING.
