Commencement:
· The meeting began at 7:05 p.m. with six LPC members present.
Adoption of Meeting Minutes:
· Acceptance of meeting minutes from November 1,2011
Lillian Bali's e-mail with proposed changes to the November '1, 20'1'1 drafted minutes were discussed;
however, committee members present decided not to make any changes to draft.
MOTION made by Maureen Cullinane, seconded by Sam McCullough, to accept the Land
Preservation Committee meeting minutes from November '1, 20'1 '1.

Land Preservation Applications and Inquiries:
SCTM #1000-53.-1-1.2 & 1.3 (Manor Grove)
Update re: status and 0.72 acre acquisition [executive session]
Appraisal authorization
The members entered into EXECUTIVE SESSION.
Melissa gave update re: Town Board Executive Session decision per~aining to potential offer and
acquisition of 0.72 acre area including house and accessory structures.
END OF EXECUTIVE SESSION
MOTION made by Eric Keil, seconded by Maureen Cullinane, to direct Melissa Spiro to order an
appraisal for the 0.72 acre area including house and accessory structures on the Manor Grove
Proper~y.

SCTM #1000-108.-4-1.1 (Pindar Vineyards LLC)
Update re: status and Reserve Area
Melissa reviewed survey with LPC and discussed requirement for future right-of-way to Main Road to
make sure that Easement Area maintains access to Main Road if Reserve Area is ever subdivided
from Easement Area. Declaration of Covenants and Restrictions will be recorded at the time of
closing which will describe and ensure access of at least twenty-five (25) feet width from Main Road
to the Easement Area over the Reserve Area.
Melissa noted that landowner, Dr. Damianos, has decided not to pursue any of the available
conservation subdivision options at this time and has not discussed or reviewed any subdivision
options for the Reserve Area with the Planning Department. A letter will be sent to landowner noting
for the record that the 4.15 acre area retains whatever rights are allowed by Town Code for the 4.15
acre area and that the Easement extinguishes all development rights from the 20 acre area.

Update re: status and Reserve Area
Contract Vendee met with Melissa and requested revision to move 120,000 square foot Reserve Area
in pending application from southwest side of property to northwest side. Acreage amounts of PDR
area and Reserve Area to remain the same, just a revised location.
MOTION made by Eric Keil, seconded by Sam McCullough, to accept request to relocate the 120,000
square foot Reserve Area on the Swain property from the southwest corner to the northwest corner of
the property.

Applications & Inquiries for Uses or Structures on Preserved Property:
SCTM #1000-63-1-1.5 (Cliff Cornell f/k/a G. Conway)
Request for agricultural storage building within Development Rights Easement
Agenda item to confirm future meeting time only
Landowner was unable to attend regular LPC meeting. Two LPC members will meet with Cliff Cornell
on November 22, 2011 in Melissa's office.
SCTM #1000-120.-5-1 & #1000-121 .-1-1.6 (Macari Property f/k/a Thorton Smith)
Request for deer fencing
LPC reviewed 11/7/11 request for "as is" deer fencing located within the Town's development rights
easement area received from Joseph T. Macari on November 10, 2011.
MOTION made by Eric Keil, seconded by Sam McCullough, to approve Joseph T. Macari's
(landowner), request for "as is" installed deer fencing within the Town's development rights easement
area at SCTM #1000-120-5-1 & #1000-121-1-1.6 (former Thorton E. Smith properties).
Motion carried: 6/0
Stewardship and Management:
· SCTM #1000-58.-1-1.1 (Sound View Dunes Park f/k/a Bittner)
Review proposed Stewardship Management Plan (L. Klahre - 7:00 p.m. appointment)
Dunes Park (f/k/a Bittner) with LPC members.
MOTION made by Maureen Cullinane, seconded by Allan Connell, to adopt the Sound View Dunes
Park Stewardship Management Plan.
Motion carried: 6/0
Laura will send LPC adopted Plan to the County of Suffolk for County review and approval and then
present Plan to Town Board.
General Land Preservation Items:
· SUFFOLK COUNTY FARMLAND COMMITTEE MEETING scheduled for Tuesday, November 22,
2011 at 6:00 p.m. in Riverhead.
Next Regular Meeting:
· The next regular meeting will be held on November 29, 2011 at 7:00 p.m. in the Annex Executive
Board Room.
Adjournment:
· The meeting was adjourned at 9:00 p.m. by the six attending LPC members.
