WITNESSETH,that the party of the first part, in consideration of Ten Dollars and other valuable consideration
paid by the party of the second part,does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being in the at or near Arshamomoque, in the Town of Southhold,
County of Suffolk and State of New York, bounded on the East by othe
lands now or formerly of Carl C. Young & Nathaniel A. Talmage; on th
North by the Long Island Sound; on the West by other lands now or
formerly of Carl C. Young & Nathaniel A. Talmage and on the South
by the North Road; said parcel measuring 100 feet along North Road ,
the Westerly line being 1100 feet East from the Easterly line of
land formerly of William Arnott, as measured along the Northerly lin
of North Road, the Easterly and Westerly lines of the above premises
being parallel to each other and also parallel to the Easterly line
formerly of William Arnott; the above described parcel consisting of
Lots 23 and 23A as Shown on an unfiled map of Sound Shore Property
of Young and Talmage made by Otto W. Van Tuyl, L.S. , of Greenport,
New York, on April 11 , 1925 , amended July 14, 1944 .
TOGETHER with all the right, title and interest of the party of
the first part, if any, in and to North Road and Long Island Sound
lying in front of and adjacent to the above described premises.
And the party of the second part for himself, his distributees
or assigns does hereby covenant and agree to and with the party of
the first part, her distributees and assigns, that neither the part}
of the second part nor his distributees or assigns shall or will
/COD erect more than one dwelling on any portion of the above described
premises having less than 100 ' frontage on Long Island Sound or a
lluu// similar frontage on North Road; said covenant to run with the land.

TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
